We travelled as a 3-generation family and had a room with 3 single beds.
The hotel was a little hard to find as it is a first-floor boutique property but we found the door and buzzed the intercom. The hotel is located just off the main road, opposite the Central Station - excellent for travel (it was €7 for a days metro pass and just 30mins to Lake Como by train) and an easy 30min stroll to the Duomo.
The man on reception was lovely (Brian) and spoke good English which was a relief as our Italian isn't great. The various other staff were also lovely, friendly and polite however Brian stood out as he worked every day through our stay and spoke to us whenever he saw us - just a "hello" or "have a good evening" but still added to the overall feel of the hotel.
The room was clean and comfortable. No drink making facilities, but as reception is just outside your door, it is easy enough to ask for a drink and they bring it to your room (a coffee was €2).
Plenty of room for 3 people with 3 people's stuff to spread out.
The bathroom was clean and well maintained - with soap, shampoo/conditioner, cotton buds etc and plenty of large fluffy towels.
The only let down was that the cleaner came daily and changed the towels - in other hotels this is optional in order to reduce the effect on climate. We would have been fine with one clean during our stay.
