The Space:

Soft morning light filters through wide windows as the apartment awakens, and the city hums just beyond the quiet residential street. You sip coffee at the breakfast nook, feel the space settle around you, and let the open layout guide you into a day of Austin adventure. After exploring downtown, you return to a calm, well‑laid‑out home where the sofa beckons, the balcony invites a breath of fresh air, and everything you need is already waiting.

The entry opens straight into an open‑concept living and kitchen area, creating a natural gathering spot. A flat‑screen TV and a comfortable sofa—convertible to a queen‑size sleeper—make it easy to unwind together. Patio doors lead to a private balcony, extending the living space outdoors without leaving the comfort of home.

A fully equipped kitchen sits beside a breakfast nook with seating for four. Whether you’re whipping up a quick breakfast or sharing a relaxed dinner, the layout keeps the group connected and the cooking experience effortless.



**Sleeping Arrangements**

Four bedrooms provide rest and privacy. Three rooms feature queen‑size beds, while the king bedroom includes a dedicated workspace with a desk and chair. The living‑room sofa converts to a queen‑size sleeper, and there is space for a queen air mattress. Bed linens, extra pillows, and blankets are supplied.



**Bathrooms & Laundry**

Four full bathrooms ensure smooth mornings and evenings for larger groups. Each bathroom is stocked with bathroom essentials and towels, and hot water is always available. An in‑unit washer and free dryer add convenience for longer stays.

High‑speed WiFi and a dedicated workspace behind a door support remote work or study. The smart‑lock entry allows self check‑in, and the single‑level layout means no stairs to navigate.

**Good to Know**

The home is pet‑friendly and welcomes stays of 28 days or more. Exterior security cameras and a noise detector help maintain a comfortable environment for all guests. The host does not control third‑party amenities such as the pool and gym and cannot offer refunds if they close unexpectedly.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.
