THE JEFFERSON OASIS

Wristbands must be worn at the pool during all times. If lost, a fee of $40 per bracelet.

GENERAL RESPONSIBILITIES
• Residents are responsible for the conduct of their guests, including compliance with parking, pool, clubhouse, pet, and community rules.
• Tenants are responsible for any damage caused by their guests.
• Intoxicated, disruptive, or disorderly individuals may be removed from the property.

PARKING
• Guests may park only in designated visitor spaces or their host’s reserved carport spaces.
• Parking in another resident’s carport without permission is prohibited.
• Double parking, blocking driveways, parking in fire lanes, no-parking zones, cul-de-sacs, or other restricted areas is prohibited.
• Unregistered, inoperable, recreational, boat, or trailer parking is restricted as provided by HOA rules.
• Violations may result in towing at the vehicle owner’s expense and HOA fines.

PETS
• Pets are permitted subject to HOA rules. Tenants with pets over 50 pounds must pay a $500 non-refundable pet fee.
• Dogs must be leashed in all common areas.
• Excessive barking and unattended pets on patios are prohibited.
• Owners must clean up pet waste immediately.
• Pets must wear identification and current vaccination tags.
• Violations may result in warnings and fines.

POOL & CLUBHOUSE -(USE OF CLUBHOUSE IS NOT PART OF THIS LISTING)
• Pool hours are 7:00 a.m. to 10:00 p.m.; pool is closed during winter.
• No lifeguard is on duty; use is at your own risk.
• Guests must be accompanied by an adult host.
• Children under 15 must be supervised by an adult.
• No pets, glass containers, smoking, running, horseplay, or disruptive behavior.
• Pool gates and clubhouse doors must remain closed except for normal entry and exit *this is only for use of bathrooms**.
• Leaving gates or doors open may result in a $250 fine.

TRASH & DUMPSTERS
• Trash must be securely bagged and placed in approved containers.
• Cardboard must be broken down before disposal.
• Furniture, appliances, construction debris, hazardous materials, and other prohibited items may not be placed in community dumpsters.
• Residents are responsible for keeping trash areas clean and following disposal requirements.
• Violations may result in fines and removal costs.

CARPORTS & COMMON AREAS
• Carports are for vehicles only. Storage of furniture, appliances, boxes, bicycles, woodpiles, planters, and similar items is prohibited.
• Items may not be attached to carport structures or patio exteriors visible to the public.
• Residents must keep common areas clean and free of obstructions.

COMMON FINES
• Unattended pool guests: $250
• Propping pool gates or clubhouse doors open: $250 and loss of privileges
• Pet over 50 pounds fee: $500
• Dog off leash: $100
• Failure to pick up pet waste: $100
• Improper garbage disposal: $100
• Unauthorized parking: $100
• Unauthorized recreational vehicle parking: $100
• Common area trash: $50

Violations may result in additional fines, towing, and legal action.
