Built partially into the earth on 6 private acres bordering protected forests, this home was originally constructed as a sanctuary for safety and peace. Today, we have transformed that vision into a luxury retreat designed to help you disconnect from the chaos of modern life and reconnect with nature and each other.

Whether you are a baseball family traveling to Cooperstown, a group of skiers tackling Plattekill or Belleayre, or a reunion of friends looking for a unique escape, our home offers a blend of subterranean cozy comfort and sky-high views that you won't find anywhere else.

We are perfectly positioned for year-round adventure:
- Baseball & History: We are within an hour's drive of Cooperstown, making us a top choice for families visiting the National Baseball Hall of Fame or attending summer tournaments at Dreams Park.
- Skiing: Hit the slopes at Plattekill Mountain (30 mins) or Belleayre Mountain (40 mins).
- Nature: Hike, hunt, or explore right from our backyard.

The Pine Room: Connect & Play
The heart of the home is the ground-floor Pine Room, clad in warm wood planks and designed for bonding, this room feels like a warm hug, literally. We have installed radiant floor heating here, so even in the middle of a snowy Catskill winter, you can walk barefoot in total comfort.
- Fun & Games: Challenge the group to a match on the foosball table, or make music with the electric piano, guitar, and vintage vinyl turntable.
- Relaxation: Use the telescope for stargazing, paint on the easel, or stretch out on the provided yoga mats.
- Coffee Bar: Features a coffee/tea cart with a Keurig for convenience.

Chef's Kitchen & Living
- Cooking: The fully stocked kitchen features a gas range, KitchenAid mixer, Instant Pot, waffle maker, rice cooker, and an espresso machine.
- Gathering: The living room invites you to cozy up on the large sectional sofa by the heritage wood-burning stove while watching the 65-inch TV.

Bedrooms & Bathrooms (Sleeps 12 very comfortably)
- Master Suite (Underground): King bed, En-suite Full Bathroom. (Ask us about the historic bunker door in the closet!)
- Bedroom 2 (Underground): Queen bed, with 2 extra twin beds that can be used if necessary.
- Bedroom 3 (Partially Underground): Queen bed.
- Bedroom 4 (Partially Underground): Bunk bed (2 Twins on top, 1 Full on bottom) + desk.
- Additional Sleeping: A Pack ’n Play for infant is also available upon request.
- Bathroom Layout: In addition to the Master ensuite and two other underground full bathrooms, we have a convenient Half Bath (toilet/sink) on the ground floor near the front entrance and the separate Loft Spa Room (room with the round tub), which together serve the needs of a full bathroom for the upper levels.

Outdoors: Fire & Forest
- Dining: Patio with a dual-fuel BBQ grill (charcoal & propane) + a side burner.
- Bonfires: A stone fire pit surrounded by tree trunks and Adirondack chairs, perfect for roasting marshmallows.
- Exploration: We are adjacent to protected lands, offering privacy and wildlife sightings.

- Pets: We welcome 1 dog (bowls and bed provided) for a pet fee.
