The Heatherwood | A Peaceful Catskills Escape

Just minutes from the historic hamlet of Bovina Center, The Heatherwood blends country elegance with natural serenity. Set on over 14 private acres, this home is perfect for families, couples, and groups looking to unwind in comfort and style.

Surrounded by quiet woods, a reflecting pond, and mountain views, it offers the kind of peaceful seclusion that makes the Catskills magical—yet you're still close to charming towns like Andes, Delhi, and Roxbury.

Inside the Home
The open-concept main floor includes a fully equipped chef’s kitchen, a large dining area, and a spacious living room with a 70” Samsung Smart TV. The sitting room offers another cozy spot for reading or relaxing.

A front deck looks out over the reflecting pond, while the covered back porch is perfect for outdoor dining or BBQs.

The main floor primary suite includes a king bed, en suite bathroom, and blackout curtains for sleeping in or catching a sunrise in comfort.

Upstairs Living
The second floor acts like its own private suite. A door at the top of the stairs creates extra privacy for guests or families.

Upstairs features a bonus room with soft carpet, a futon, and a TV—great for movie time, yoga, or meditation.

Three additional bedrooms share a full bathroom, providing flexible sleeping space for families or groups.

There is also a half bath on the main floor near the foyer.

Explore 14+ acres of private woods, trails, and peaceful outdoor living space.

Enjoy meals on the covered back porch, gather around the fire pit, or sip your morning coffee beside the reflecting pond. In spring and summer, watch for wildlife. In fall, take in the brilliant foliage. In winter, head to local ski centers like Plattekill or Belleayre—both within 30 minutes.

A new wood-burning sauna adds an extra element of luxury to your stay.

No Pets Policy
We love animals, but The Heatherwood is not a pet-friendly property. To maintain a clean, allergy-safe environment for all guests, no dogs, cats, or other animals are allowed.

Guest Access
Guests have access to the full home, except the basement and a small cottage at the back of the property. These spaces are private and not part of the rental.

The garage provides access to the main level via interior stairs, but parking is not permitted inside. Items in the garage are for owner use only.

Check-Out: 11:00 AM

Early or late check-in may be possible with at least 24 hours’ notice. Same-day requests are unlikely due to cleaning schedules.

There is no cell service at the home. Please enable WiFi Calling and screenshot or save your check-in details—including the address, door code, WiFi info, and contact numbers—in case you lose signal en route.

Water & Septic Info
The Heatherwood runs on a private well and septic system. To protect these systems:

Avoid using sprinklers, kiddie pools, or Slip ‘N Slides
Only flush toilet paper—no wipes, paper towels, or hygiene products
Winter Travel Advisory (October–April)
This area is rural and mountainous, and winter weather can be unpredictable. For safe travel, we recommend:

AWD, FWD, or 4WD vehicles
Winter or all-season tires with solid tread
Avoiding 2WD or RWD vehicles in snow or ice
The driveway is plowed and shoveled to the door. A shovel is provided for guests to keep walkways clear during their stay.

Quiet Hours & Neighbor Respect
We love our neighbors—and we know you will too! Please keep outdoor noise to a minimum after 9 PM, especially around the fire pit or deck. Let’s help preserve the peacefulness that makes this community so special.

Check-out: By 11 AM
Early or late check-in may be available for an added fee with at least 24 hours’ notice. Same-day requests cannot be guaranteed due to cleaning schedules.

We’re available by phone or email if anything arises. Please note that this is a private home—not a hotel—so response times may vary slightly, but we’ll do our best to assist you promptly.

Delaware County is mountainous and beautiful—especially in the winter—but it can be snowy and icy. Please plan accordingly.

Country Living Note
This home is located in a rural area, surrounded by nature. While we professionally treat the exterior, insects or mice may occasionally find their way indoors—especially in cooler months when they seek warmth.

If you're sensitive to wildlife or critters, this may not be the best fit for your stay.

A FEW RULES.

Check-In & Check-Out Times
Standard check-in is at 4:00 PM and check-out is at 11:00 AM.
No changes to check-in or check-out times are possible from Memorial Day through Labor Day, or on holidays. Outside of those dates, time adjustments may be possible with at least 24 hours’ notice and are subject to availability. An hourly fee may apply for significant changes.

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. There will be a $500 fine for evidence of smoking inside the home.
- No pets. I know, we love them too.
- No ATV's, snowmobiles, fireworks or firearms.
- The garage is not part of the reservation, no parking inside.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
