Villa Noeli near Motovun is an excellent choice for a relaxing holiday away from the hustle and bustle of the city. A 900 metre long gravel road leads to the villa, which is located in a small village with only a few houses and is surrounded by nature. Anyone looking for peace and relaxation will enjoy their time here to the full.



The extensive grounds of the villa extend over 1750 m² and invite you to explore and immerse yourself in the peaceful surroundings. Completely fenced, your privacy is guaranteed so that you can relax completely. For additional relaxation, you can unwind in the sauna or soak in the hot tub right by the pool on the terrace. Around the pool you will find comfortable sun loungers perfect for sunbathing or enjoying a good book with your favourite drink.



The outdoor kitchen is fully equipped for social gatherings where grilling delicious meals and sharing snacks with family or friends will create unforgettable moments.



The villa itself is a single-storey building and sleeps a total of 6 guests in two bedrooms. Both rooms have an en-suite bathroom, a TV and air conditioning. There is a sofa bed in the living room that can sleep two more guests.



The villa has a smooth, level floor plan throughout, including the terrace, car park and outdoor courtyard, making it easily accessible for guests with special needs.



The fully equipped kitchen, living room and dining room are modernly furnished and the owners of the villa have paid great attention to detail. The decoration of the villa gives the impression of a home and you will certainly feel at home.



For your convenience, the villa offers a covered car park for 2 cars, equipped with an 11 kW charger for electric vehicles.



Book Villa Noeli and enjoy the beauty of Croatia! Villa Noeli is located in the small town of Klanac in Istria, not far from Motovun, Opatija and Rijeka. The location is ideal for relaxing and sightseeing. The villa itself is surrounded by holiday homes and nature, which guarantees guests peace and privacy. There are small towns in the vicinity of the villa, but perhaps the most famous is the small town of Hum. Also known as the smallest town in the world. Wondering why? The best thing to do is to go there and discover the town's secrets.

A favourite tourist destination, which was also visited by the Habsburgs, will enchant you with its beauty and elegance. We are of course talking about Opatija. The beautiful seafront promenade, beautifully landscaped gardens and excellent restaurants and boutiques will spoil you for at least a day.

There are many smaller towns near Opatija that are certainly worth a visit, but also invite you to swim in the clear sea and enjoy the beach.

Nature lovers can visit the Uka Nature Park or discover the beauty that lies hidden along the trail of the 7 waterfalls.

volle 5 Sterne für diese traumhafte Villa. Wir sind stolz darauf, die ersten Besucher dort gewesen zu sein und bedanken uns bei der liebenswerten Hausbesitzerin Ana! Biegt man von der Hauptstraße ab, so kommt man nach ca. 3km am Ende einer schmalen Straße an der Villa Noeli an. Diese liegt traumhaft und einsam im istrischen Hinterland, abseits des Massentourismus. In der nördlichen Nachbarschaft befinden sich nur 3 ältere kaum benutzte Steinhäuser, die keinesfalls stören. Die Villa ist bestens ausgestattet und versprüht vom gesamten Wohnkonzept ein luxuriöses Flair. Das beginnt bereits beim Parken hinter dem elektrischen Tor im schattigen Carport (mit Ladestation für Elektroautos) und zieht sich durch das gesamte Ensemble. Alles ist komplett ebenerdig angelegt. Das Haupthaus besitzt zentral zur Terrasse eine große Wohnküche und jeweils seitlich davon je ein Schlafzimmer mit Bad und Toilette. Das Wohnambiente ist hervorragend. Alle Zimmer sind mit Klimaanlage und großem FlachbildTV ausgestattet. Die gesamte Einrichtung wirkt geschmackvoll modern und perfekt. Die Betten und Matratzenqualität empfanden wir als sehr gut. Alle Zimmer öffnen sich anhand großer Fenstertüren mit Fliegengittern und führen zur riesigen Panoramaterrasse mit 4 Liegen, MeerwasserPool, Outdoordusche und Whirlpool. Ein Teil der Terrasse ist überdacht, so dass man den ganzen Tag draußen verbringen kann. Ein weiteres Highlight ist die Outdoorküche, die ebenfalls voll ausgestattet ist mit Kühlschrank, Gasherd, Spülmaschine, Speisekammer, Grillkamin und eigener Toilette. Die Outdoorküche lässt sich nach Westen hin komplett per Glasschiebetür öffnen und gibt dann einen wunderbaren Blick über die gesamte Terrassenlandschaft frei. Neben dem Whirlpool und dem Swimmingpool besitzt Villa Noeli noch eine eigene Sauna im Gebäude der Outdoorküche. Auch diese haben wir rege benutzt. Internet ist mit guter Schnelligkeit vorhanden. Wer sich im istrischen Hinterland aufhält, der lebt inmitten der belebten Natur. So erklingen zahlreiche Vogelstimmen, Schwalben überfliegen regelmäßig im Tiefflug den Pool, um zu trinken oder baden und abends hört man die Frösche im Tal unten im Konzert. Und ab und zu bewirtschaftet ein Landwirt seine Felder in der direkten Umgebung. Dies gehört als Komplettpaket einfach dazu und wirkt wunderbar authentisch. Insgesamt geben wir der Villa Noeli 5 Sterne und empfehlen diese als Traumvilla weiter! Danke Ana! English: Full 5 star Rating from us. We are proud to be the first guests in Villa Noeli and say "thank you" to Ana! After leaving the main road you will drive about 3km on a small road to Villa Noeli. You will find the Villa at the end of the road at a lonely wonderfull place far away from mass tourism right on a hill with panorma view. The Villa is very well equipped with luxury flair. The whole ensemble is on one floor with a main house and an wonderfull outdoorkitchen, In the main house there are 2 sleeping rooms with baths and toiletts and in the middle a great living room with kitchen, which we didn´t use. Every room has its own air condition und flat TV and can be opend via big windows to the huge terrace. There you´ll find the wonderfull Seawater Pool, the Jacuzzi und the outdoor shower. All with panorama view. Beside that there is the completely equipped outdoorkitchen with gas stove, dishwasher, barbecue and even another toilett. We stayed the whole day outside on the terrace and the outdoorkitchen, took a massage in the Jacuzzi and went into the hot Sauna, which also belongs to Villa Noeli. Everything was perfect. When you live far away from mass tourism in the middle of natur, then you can hear a lot of birds singing or watch them flying over the pool to pick up some water. In the evening a full concert of frogs was starting. down at the hills, but never disturbed us. This is where you are and this is wonderfull authentic. We liked it very much. But nevertheless when you prefer quiet nights, go into the Villa, close the windows and it´s absolutley quiet for a relaxing sleep due to the high qualitiy windows. Simply perfect. So we would like to give a 5 star rating to Villa Noeli and Ana! Thank you so much!
