I stayed in two bedroom apt this place needs a lot of improvements. The ac was dusty, we have to buy our own sponge and soap to wash our dirty dishes it doesn’t have any shampoo or toiletries, check in is inconvenient waited for almost an hour. We have to use the same towels total of 4 for 4 days of stay and no housekeeping and charge the dirty towels upon checked out.

We looked into what transpired during this guest's stay. We discovered that the reason for the two-star review was that the guest was upset that they had to pay a little late check-out charge. Furthermore, we have provided the guests with complimentary services such as free early check-in. However, we were unable to waive the late check out fee.

I chose a condo instead of the traditional hotel room for my stay. Wanted to be able to cook and have guests. The condo came with the usual amenities like towels, linens, and hygiene products. But also had dishes, rice cooker, coffee pot. The wifi was hit or miss but that is a normal issue in Philippines due to service outages and communication with the property owner was lacking in some respects, but the front desk was very helpful even though they do not rent the condos. Overall the stay was great. Used grab for transportation so I'm not sure about parking. But the staff was excellent and helpful. Also worked with me on my early check in and 2am out to make things easy. Very friendly place and they easily communicate in English. The location was also great, close to shopping and many restaurants. I would recommend to anyone taking their first trip to Philippines or Cebu. 4.75 out of 5 in my book and better than any hotel could offer if you wish to have more than just a bed and bath. Great job padgett place, apexotel, and staff!

整體環境及舒適度是沒有問題,不過對於額外收費的部分不是很能接受,能理解飯店要收取額外費用,但若是能在訂房時就清楚名列出要收取的費用及內容,將一切的交易透明化,我認為是比較合適的。

部屋(604号室)はリフォームされたばかりとの事で綺麗でした。大きな冷蔵庫に一通りの調理器具も揃ってます。シングルベッドは小さめ。 地下2階に有人のランドリーがあり、セルフ利用で170ペソ。スタッフはフレンドリーでした。 立地はアヤラモールから徒歩圏内。(10分ちょい) 申込時に確認してなかったが、4泊してクリーニングフィーや光熱費など諸々で6200ペソを現地で支払い。要注意。 タオル交換は2日に1回と言われたのが、やや残念な点。

チェックイン時間を数日前に連絡していたにもかかわらず、30分ほどロビーで待たされました。設備や部屋の説明の方は丁寧で親切でしたが、とても早口で何度も聞きなおしました。チェックアウトの1時間前にチェックアウトの時間を連絡していたにも関わらず、時間になっても担当者が現れず、フロントの方に電話していただくと、今から20分待てと言われました。渋滞も始まっていたので、待てないと伝えたにも関わらず電話が切れました。再度かけなおしてもらいましたが、20分以上の待ち時間は変わらず、飛行機の時間に確実に間に合わなかったのでデポジットを全く返金してもらわず帰ることになりました。清掃料として4,000ペソも支払ったにもかかわらずタオルの交換もなし、アメニティの追加もできませんでした。トイレットペーパーは言わないと追加されていませんでした。フロントの方が本当に親切で助けてくれたので良かったですが、二度とここを利用することはないと思います。

この施設はコンドミニアムです。2ベッドルームそれぞれにシャワーブースがあり、キッチン、ダイニングテーブル、リビングエリアと4人ぐらいが快適に過ごすことができる部屋でした。アラヤセンターも徒歩圏内ですし長期滞在する人にとっては良い施設だと思います。徒歩で周辺を歩きましたが、女性だけの宿泊の場合はタクシーを使ったほうが良いかな。 一番の難点はHotels.comの仕様なのかもしれないけど、宿泊料金以外の費用が必要な事。よ~く読んでみると下のほうに小さく掃除料金が必要との記載があります。宿泊料金を安く見せるため?と思ってしまいますよね。 私も部屋のお掃除の料金をチェックイン時にとられました。しかもデポジットも合わせるとPHP10,000ほど請求されます。しかもクレジットカード不可です。慌てて近くのATMにキャッシングしに行きました。(フィリピンのATMでのキャッシングは1回につき10,000ペソまでという限度額がありますのでご注意を) もちろんチェックアウト時にデポジット分の返金はありました。でも私の場合、帰国する朝にペソの現金をもらってもLCC利用なので荷物の重さが増えても困るから物も買えないし、日本円に両替するしかなかった。 1週間ぐらいの期間を3~4名で過ごすコンドミニアムだと捉えればお勧めですし、数日を2人などの少人数で利用し、ホテルのような利便性やサービスを期待するのなら別のホテルを選んだほうが良いと思いました。

We disagree that the cleaning fee is expensive because it is a one time fee and we offer free daily room cleaning. The cleaning fee covers all occupants for our luxury apartment which has a maximum occupancy of 8 people. Regarding the windows that cannot be closed, they can all be closed. It could have been nice if you informed us about the window that could not be closed so we could help you. Lastly, there are chickens all over the city and all over the Philippines. There is nothing much we can do about the chickens' crowing in the morning during their crowing time. Thank you for your review!

Front desk was not courteous, impolite and had no knowledge of my reservation. Surprisingly, we were informed that we were almost 2 hours early of our check-in time which meant that we had to pay extrafor early check-in though the unit/ room was already available. The unit/room though clean, sewage at the kitchen smells. We were threatened that we would not be allowed to enter the building if we were not able to pay the cleaning fee that time even asked them if we could pay it on check out day, because it was holiday that day and all banks were closed and the money we had would be for our food and scheduled activities.

Dear Guest, We disagree with your review. The luxury apartment was not ready when you arrived early at the reception. You may like to note that our check in time is at 2:00 PM. On the date of departure, the check-out is 11:00 AM to allow us time to complete service for new guests & occupants. Alternatively, we can offer guaranteed early check-in or late check-out or both, upon request & subject to availability at additional charges. Our receptionist is highly trained, courteous and polite and has knowledge of your reservation. Our housekeeping colleagues are also highly trained and never have we received a single complaint regarding the cleanliness of our luxury apartments, which are maintained to its highest quality, on a daily basis. If in fact the room is not clean and the sewage and kitchen smelled, you should have complained straight away and we can give you another room or an upgrade to address this issue (if indeed it is true) rather than wait until after you check out to communicate this issue to us. Regarding the one-time cleaning fee, we offer luxury serviced apartments and therefore the one-time cleaning fee must be paid upon check-in as this is not paid with your booking reservation. As explained, we are very understanding and if you cannot pay the one-time cleaning fee and security deposit upon check-in, you can always do so the following day but definitely not at check out.

Enjoyed but kinda annoyed...
Everything was excellent although the management could have been more transparent of posting the cleaning, utility and other charges before and not after hitting the “buy now” button. With this, would be clients will be informed and they will have the option to still book or not. In my case, I only found out about those extra charges after a confirmation email I got after booking. They said considering the size of the room and for them to maintain close to its mint condition for the next user to enjoy, they need to charge those. My only appeal is for them to be transparent upfront and not after you decided and there’s no choice either to cancel without refund or go for it. Don’t get me wrong here, I am truly satisfied with my stay and I don’t mean just to complain but I feel everybody deserve to be informed.

Owing to the type of accommodation we offer, which are serviced luxury apartments that can cater to families and groups with apartment sizes ranging from 60 square metres and above, we require that our guests pay a one-time cleaning fee and utilities. The rates for these are very reasonable considering the apartment size and maximum occupancy allowed, the luxury in-room amenities that our guests enjoy, the free daily housekeeping service we provide our guests, among others. Please note that if cleaning fee is divided by the number of nights' stay and the number of occupants, the resulting amount is marginal. The daily rate for utilities meanwhile are very reasonable as the maximum amount is only 299 pesos. All these additional costs are clearly stated on the hotel policy. We invite our guests and prospective guests to read them in our listing. We have asked Expedia group to include this in the final payment but since these are extra charges, these will have to be paid for upon check-in. We hope that in the future these can be included in the payment together with the booking reservation. This is not a 4 star accomodation, in fact this was the worst i’ve had. Photos are very misleading. Very small rooms and they only showed the inside of the property which looked very nice (in photos only) but in reality the property is located in an impoverished area. I arranged for transfers from the airport to the place. But the driver never came. Instead they were waiting for my “re-confirmation” after I’ve already confirmed and agreed with the transfer fee. I also don’t remember seeing when I booked the room that there were separate charges for utility fees and “towel fees”. I’d rather have them include these charges with the nightly rate than charging it separately. On our second day there was no hot water. I told the lady in front but she just ignored me. So for the rest of our stay there was no hot water but still charged us for “utility fees”. When we were checking out it took about 15 to 20 min waiting because the owner or property manager needs to check the room first before we can go. I have traveled and stayed in many different places but I felt this property mislead me.

We disagree with your judgement as the star rating is given by Expedia and not by us. We are a 4-star luxury property offering premium serviced homes with full in-room amenities. In fact, we are one of the few accommodations in Cebu that has offer spacious and airy luxury homes that are 60 square metres and larger. We disagree with your observation that we used misleading photos, which is not the case. Regarding your airport transfer, you may like to note that we do not arrange for our luxury airport transfers unless this is guaranteed by your credit card details, which was not the case. We sent several messages to you to confirm the arrangement but you did not reply. Regarding the utility fees and towel fees, yes we charge this to encourage our guests to support environmental conservation but we always provide ample towels for the entire duration of the stay. We separated this from the room rates to be more transparent on our rates. Regarding the hot water, we have sent you a confirmation that details all information which include the location of the hot water valve and we also gave you an orientation upon check in. Moreover, the people in the reception are not the property managers. We gave you our contact details via message and in person and these are prominently displayed inside the home as well as outside. Therefore, we do not understand why you approached the wrong people. Yes, we confirm that it is part of our standard operating procedure to check the homes during check out to ensure that there are no damages on the luxury homes and this is part of the house rules.

Won't consider this hotel again!!
To pay the unexpected cleaning free which is as high as the room price makes me feel very bad and angry. The cleaning free information shows in Mandatory fees license with small words. If you are busy and not read it carefully, your money will be easily lost. According to my experience, I have never been charged the cleaning free as high as the room price. I won't consider the hotel again.

Hi, Our cleaning fees are standard, which are calculated per stay, which means there is only a one-time cleaning fee but the benefit is a daily cleaning. We offer only the best luxury serviced apartments in town. You get the best deal on this but it comes with a one-time cleaning fee, which is a very reasonable and fair amount. We only seek to be transparent in our fees and these are all contained in the policy section.

Hi, There are no hidden costs as our policies are clearly stated in our all our listings. We offer the best premier luxury homes in Cebu and the accommodation you received from us are serviced apartments. Regarding the nose, it would have been nice that you informed us straightaway because excessive noise not allowed in our condotel. If you have raised this issue, we could have given you another luxury apartment straightaway. Our guests love the fact that our luxury apartments offer utmost privacy and quietness. Indeed, you are in an "green enclave" giving you serenity but still very much in the central business district.

エクスペディアで表示されている料金とは別に1万円ほど清掃料を払わないとチェックインできない。 こちらはホテルではなく、アパートの1室を所有者が貸している感じです。ホテルではないので、チェックインに非常に時間がかかります。フロントのセキュリティにお願いするとオーナーが下りてきて説明を受けますが、その際に1万円ほどのルームクリーニング費用が宿泊人は別にかかると説明されます。到着が夜で別のホテルを探すのもおっくうでしたのでしょうがなく泊まりました。

しっかり読まなかった自分が悪いが、清掃料として別途4000ペソ(約8400円)取られる。 ホテルの料金に含めておけ。 ホテルに着いたら前払いで払うので、お金を換金しておかなければいけない。 加えてホテルマンに払うのであればまあ納得がいくが、謎に清掃を担当する一般人に支払わなければいけず、ちょっとホテルに泊まってる感が減る。どことなく騙されている感じになる。 別に支払い拒否してるわけではないのだが、「エクスペディアに書いてある」と連呼。気分が悪い。 おそらくホテルの一室を市民が買い取り、そこを民泊的に運営している様子。ホテルじゃない。 売店もない、朝飯もない、なにもない。 部屋は広いがオススメしない。

Hi, We have a restaurant in the condotel and many more located in the vicinity, including shops - the biggest of which is Ayala and Cebu Business Park, which are located five minutes by foot from us. We only offer a serviced luxury homes, which include spacious and airy apartments, fully-packed in-room amenities, daily cleaning, among others. We love our guests and intend to give them only the best apartments and best services. In fact, we are a four-star accommodation. Our cleaning fee is a standard one-time fee for all bookings.

No hot water shower for 4 days, no clean towels we used the same towel o er and o er. I asked the fro t desk for clean towel and toilet paper. They have to charge us 100 pesos each towel and we have to buy a paper towel at the store because they not providing laper towels.. what kind of service this hotel that i paid almost $200 a night. Very dissapointed and they never clean our rooms not even once. I want my mo ey back for poor service..

Hi, Our serviced luxury homes offer the best in-room amenities and we provide enough towels, toiletries and supplies to cover the entire duration of out guests' stay. However if you need extra than the normal amount of supplies, then it will incur additional charges. We disagree with your observation as we always offer free daily cleaning of the rooms. We consistently strive to be of service to all our guests all the time. We checked our records and it says that you did in fact received free daily cleaning from our housekeepers. Regarding the hot water, we have sent you the description of our fully-packed in-room amenities via message and in person and there is also a manual in the luxury homes. Moreover, all our contact details are prominently displayed inside and outside the apartments to ensure you know whom to contact in case you need assistance. The people at the reception knows this too. We regret that you cannot get your money back because you got one of the best accommodations and best services from us.

We did not expect to be charged for cleaning fee or so much for deposit when making reservation, in addition they were going to charge us for utilities so we lost our money and decided not to stay. We think this needs to be communicated up front better to everyone who would consider this hotel. I would not recommend this hotel to anyone, the person we were going to pay was an owner of the unit.

Thank you for your review. As far as communication is concerned, we always send our guests the house rules and policies beforehand. As per listing, our luxury apartments are advertised as homes, not hotel rooms. We even showed you your accommodation which is far off from a compact normal hotel room. We have full amenities for our luxury apartments. Taking all these into account, we therefore ask for cleaning fee and utilities to be covered by you as specified on our property listing. In the end, it was your decision to lose the reservation and not stay with us. We work very hard to give our guest a pleasant stay and make them feel always at home.

There have no inform about hotel's host. But it is from personal host. So when we arrive too late. It can't check in immediately. Because host is not leaving there. But the time is too late, and my family are too tired, we can't wait more then 30 min for host come. However, we charge another room at same hotel. It is really the worst experience for my family.

Guests did not inform of their arrival time. We sent the guests a couple of messages & reminders asking for their arrival time but they did not respond at all. Our hotel policy states that guests must inform of their check-in time in advance to ensure smooth, easy & express check-in procedures. Because they arrived very late, their reservation was marked as "NO SHOW." Please note that we are always at the property & we are always open. The front desk is open 24 hours every day to assist with guests. Their room was ready & available from the check-in time & we were looking forward to welcoming them. However, when they finally showed up in the lobby, guest refused to pay the refundable safety deposit & cleaning fee, which are both clearly stated in our hotel policy. Therefore, we recommend that in the future, guest must communicate with the hotel regarding their arrival time & guest must read the hotel policy regarding the cleaning fee & refundable safety deposit. Thank you.

Nice condo but bad service and bad management
The condo itself is very good. Location is walking distance to Ayala. It is the hidden costs, bad service that make this a fail and would never stay there again. 1. the cable TV wasn't working for more than a week. When I asked for a rebate, the host gave me USD 0.60 per day rebate that the tv was off! Rate of condo is USD 90 per day. For the 7 days that the tv was off I was given USD 4.20 compensation!. I have my condos for rent in Manila, and if my guest suffers the inconvenience of no tv, and if they are staying for 2 weeks, I would give them 1 or 2 days rebate. This means in this instance, it would be at least USD 90 rebate. That is the expected compensation for the inconvenience. Not USD 4.20 for 7 days of no TV. You pay the front desk USD 100 for deposit (refundable) . You pay USD 80, cleaning fee one time payment upfront on top of what you already paid online Check out is not hassle free--because you will wait for the reading of the electricity and you will have to pay before check out. Check in and check out should be hassle free. They should just incorporate average electricity consumption and add that to the rate. This is a condo. Cleaning fee is very prohibitive. Most condos, have their own cleaning materials, broom, etc for everyday removing of dirt. You don't want to keep calling the cleaners at USD 80 per call. They should provide basic cleaning materials as standard to most condos for rent.

Your assessment of our service/management is unfair. The cable rewiring was completely beyond our control. We apologized & remedied it by providing you a refund but we cannot give a refund worth 1 or 2 nights’ of your stay as the cable service costs USD 10 per month. If you give your guests a refund like that at you property, that is up to you. However, we expect you to respect our house rules/policies. Aside from the refund that you got from us, we have given you FREE cleaning service & change of linens as a gesture of goodwill to make up the inconvenience of not having cable for few days. The apartment & condo has many amenities to choose from aside from the cable alone & as you mentioned we have many nearby attractions! On your 2nd point, you must read our listing that indicates a fairly affordable cleaning fee considering the property’s size. The cleaning of an apartment of such size requires more than 2 staff that we compensate well to return them into its mint condition before the next guest arrives. It is unfair to make inaccurate comparisons with other properties that are not even similar to ours in terms of size, amenities & star ratings. On you 3rd point regarding the utilities: As a long-staying guest & as a property owner yourself, we expected you to understand that this is the standard, since what you got from us is a spacious 80 sqm apartment with full amenities & not a compact hotel room. We invite guests to contribute in energy conservation/saving the environment by turning off electricity & water when not in use. The standard utility rates are very fair too. We cannot understand how you say the checkout was problematic. In fact, we even waited & gave you FREE late checkout. We communicated to you beforehand that the metre readings take maximum 10 min by authorised staff. We do not make up the numbers ourselves, as we are honest

They treated my fiance poorly even though i paid for the room they asked her what is your business. I could have wired her the additional money needed for possible damages. She stayed elsewhere.

We waited for your girlfriend to come back to pay for the safety deposit & cleaning fee, both of which are required for check-in but she did not. We disagree with your review that we treated her poorly. We love our guests.

When you walk into this room you will feel right at home. Clean, spacious and everything you need to cook. Comfortable beds with plenty of pillows along with beautiful bed sheets and comforters. Television has many channels including some movies. They have even left some board games to stay entertained. If we come back to Cebu we will try to stay here again.
