➤ Now remember this is Texas and in Texas we have bugs year-round. Especially when it’s cold outside, they can try to get inside. So please don’t keep the windows open for an extended period of time if you don’t want bugs getting in. Note: We have taken all the necessary actions to eliminate roaches, such as regular pest control schedules and sprays after each cleaning.

1. Occupancy: Declare the number of occupants at booking or when new occupants enter. No extra guests allowed without permission. Guest is responsible for all occupants. Unaccounted guests will incur a $25 charge. NOTE: Extra guest fee of $25/night per guest applies after the first 5 guests. $250 FINE if not adhered to.
2. Objectionable Guests: Landlord reserves the right to request removal of guests deemed objectionable to neighbors or property. Failure to vacate results in cancellation without refund and liability for damages.
3. Hold Harmless: Homeowners are not responsible for accidents, injuries, illnesses, or loss of belongings on the premises. Guests assume all risks arising from the use of the premises.
4. Weather/Natural Disasters: No refunds for unfavorable weather, storms, earthquakes, or wildfires.
5. Parking: Park inside the garage or on the driveway. Do not block the sidewalk. Any cars towed will be at the guest`s expense.
6. Surveillance: Outdoor security cameras are present. Tampering with cameras leads to cancellation, forfeiture of deposit, and removal without refund. $1000 FINE
7. Rules: Abide by Rental Rules during your stay. Non-compliance results in cancellation, eviction, and deposit forfeiture.
8. House Rules: Maintain property and furnishings in good order. Because of the beautiful hardwood flooring, we ask that you do not wear shoes throughout the house. $250 FINE
9. Noise: Observe quiet hours from 10:00 PM to 8:00 AM to avoid disturbing neighbors. There is a noise level city ordinance, and we can not have any complaints. Violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit retained. If neighbors repeatedly complain $250 FINE
10. Smoking: Smoking of any type & e-cigarette`s is prohibited on the property, including the home, rooftop and garage. Fine of $1000, plus the cost to clean, deodorize, and repair damages.
11. Parties: Airbnb prohibits parties. Large gatherings are allowed, provided occupancy rules are followed and discussed with the host prior. If not given permission - $1000 FINE
12. Intended Use: Use appliances for their intended purposes only.
13. Damages: Charges apply for broken, stolen, or damaged property at the repair/replacement cost plus 20% service fee.
14. Housekeeping: No daily housekeeping. Do not remove linens, towels, or provided supplies from the unit.
15. Outlets and Plugs: Do not disconnect cables from outlets, especially LED lights. Reconnect cables before departure in emergencies.
16. Early/Late Check-Out: Available upon request for a $50/h. Ensure on-time checkout. Late checkouts incur a $100 fee for the first hour and a full day`s charge thereafter. If no prior approval - $250 FINE
17. Pets: Pets are allowed at $100/pet up to 2 pets per stay and MUST BE DISCLOSED during booking. Unaccounted pets will be fined at $250/pet.
18. Lost garage door opener: $85, Lost spare door key $100
19. Cleaning: When Checking Out, please leave cleaned dishes in the original place you found them. Dispose of waste in appropriate bins. Lock doors and turn off lights (excluding LEDs) upon departure. Non-compliance may result in extra cleaning fees. NOTE- Please no silly string or confetti as it leaves a terrible mess and will incur an additional $100 cleaning charge.
20. Garbage: For stay`s under 2 days incurs a bag penalty of $10/bag.
21. Commercial Photography & Filming: We welcome commercial shoots with prior approval. To arrange, please contact us in advance to discuss your requirements. Approved shoots incur a $750.00 commercial fee in addition to the standard booking rate. Our property can accommodate up to 8 guests. Unapproved commercial filming will be fined $3000.00. Please inquire beforehand.
23. Furniture may not be moved without prior approval from the host. $500 fine for any damages from moving.
