Security Systems Disclosure:

Cameras at entry points facing the street. Doorbell camera at main entrance. 2 cameras at driveway and front windows facing the street. 2 cameras by side gates facing outside of property.

Noise monitoring device which is required by the City of DHS is located on the wall in outside patio area.

Flood/water sensor on the floor by the refrigerator.

Alarm motion/glass break sensors throughout the house.
Optional pool heating available.

- 24-hour advance notice required for pool heating.
- Additional daily rate of $110 for pool heating due to high gas costs. Max temp at 85F
- Hot tub rate: $35 per day from 5pm-9pm. Max temp 102F
- These rates are charged per day for the entire stay and must be paid upon request.

Pool and Spa heat from one source, if spa heats the pool heat will be on standby during that period.

Please Note: The hot tub is for soaking purposes, it does not have jets and is not a bubbling Jacuzzi.
**Fire place cannot be used as safety precaution**
House rules:

1. **No Smoking Inside:** Smoking is strictly prohibited inside the house. Please use outdoor areas if you wish to smoke but ensure not to litter or make burns. You will be fined $1000 for inside smoking and/or cigarette litter/damages.

2. **Respectful Noise Levels:** We value our neighbors' peace and quiet. Please keep noise levels to a minimum, especially during nighttime hours. Quite hours 10pm-8am. Please note that you maybe fined at your own expense if police is dispatched for loud noises. Maximum 12 guests and 4 cars at all times.

3. **Firearm Disclosure:** For safety reasons, any firearms brought onto the property must be disclosed to us prior to booking and must be securely stored at all times.

CLAIMS AND ASSUMPTION OF RISK ("Waiver & Release")

Utilizing swimming pool carries inherent risks, including physical injury and, in extreme cases, death. Pool Area Users agree to:

1. Assume all risks related to their use of the pool, even if caused by the landlord’s negligence.
2. Take sole responsibility for any injuries, losses, or damages they may suffer while using the pool.
3. Indemnify and hold harmless the landlord from any claims, demands, or costs arising from their use of the pool, even if caused by the landlord’s negligence.

Furthermore, this disclaimer:

• Releases the landlord from any past, present, or future legal actions related to pool use.
• Specifies that this release applies to personal injury, property damage, or wrongful death, regardless of the cause.
• Acknowledges the individual’s full responsibility for any risks.
• Is binding on the individual, their spouse, heirs, assigns, and children.

The individual acknowledges having read and understood this waiver and release. It emphasizes that the waiver is broad and governed by California law. If any part of it is deemed invalid, the remainder remains in effect. Legal proceedings related to this document would occur in Los Angeles County, California.

In summary, by using the pool, individuals accept the risks involved, waive certain legal rights, and agree to follow the provided rules and regulations.

**Waiver and Release of Liability for Vacation Rental Property:**

By booking this rental property for your stay, you (the "Guest") acknowledge, agree, and understand the following terms and conditions:

**Assumption of Risk:** The Guest acknowledges and accepts that staying at the vacation rental property involves inherent risks, which may include personal injury, death, property damage, or loss. These risks can arise from various factors, including the condition of the property, negligence of the landlord or host, natural disasters, and unforeseeable events.

**Release of Liability:** In consideration of being allowed to stay at the vacation rental property, the Guest, for themselves, their heirs, executors, administrators, and assigns, hereby releases and forever discharges the landlord and host, their agents, representatives, and employees, from any and all claims, demands, actions, or causes of action. This release applies to any injury or death that may occur due to the Guest's use of the property, even if such injury or death results from the negligence of the landlord or host.

**Waiver of Legal Rights:** The Guest acknowledges that this waiver and release extends to all claims of every kind or nature, including those currently unknown, unsuspected, or not anticipated. The Guest expressly waives any protection offered by any statute or law that might otherwise limit the coverage of this release.

**Agreement to Indemnify:** The Guest agrees to indemnify, defend, and hold the landlord and host harmless from any and all claims, liabilities, demands, actions, costs, or expenses, including attorney's fees, which may arise as a result of the Guest's use of the vacation rental property.

**Acknowledgment of Understanding:** The Guest acknowledges that they have read, agreed, and fully understood this Waiver and Release of Liability. The Guest accepts complete responsibility for any injuries, death, or damages that may occur during their stay, regardless of the cause.

By booking this rental property, the Guest voluntarily assumes all risks associated with their stay and releases the landlord and host from any and all liability. This agreement is binding and shall be construed in accordance with the laws of the jurisdiction in which the vacation rental property is located.
