**The Pelican Beach HOA is undergoing an elevator modernization project. They are installing brand new elevators, so there may be periods of delays in using the working elevators. We appreciate your patience while they are making these improvements! **

**The Pelican Beach HOA is replacing the coat/seal on the upper floor and ramp of the parking garage, as well as both tennis courts. This project is expected to begin in December and last 3 months. During this time the upper parking garage, tennis / pickleball courts, and EV chargers will not be accessible. The covered parking garage will be closed in sections while they work overhead. We appreciate your patience while they are making these improvements! **

- Large Gulf front balcony for your morning coffee, enjoy the Gulf view and waves, or just relax in the sun

- 3 swimming pools (one indoor/outdoor swim through), kiddie pool, tennis court, fitness center, seasonal tiki bar with food and beverage service and onsite café, and private beach access point

- 75 inch SMART tv in the living room
- We provide starter supplies of toiletries, toilet paper, paper towels, dishwasher tabs, laundry tabs, and trash bags. Once this supply runs out, you will need to purchase additional supplies.

- PET FREE PROPERTY - Per the signed Rental Agreement, any violation of the NO PET policy will result in immediate eviction, plus additional cleaning charges. Emotional Support Animals are not required to be allowed by law in vacation rentals.

THE FINE PRINT

•Minimum Age: We require a minimum of one adult over the age of 25 to stay at the property throughout the rental term. When you arrive on property all guests will need to be present to receive wristbands and up to 2 parking passes. The primary guest will need to show ID and must be at least 25 years old to check in per HOA rules.
• Pet Free Property - Per the signed Rental Agreement, any violation of the NO PET policy will result in immediate eviction, plus additional cleaning charges. Our building does not allow guest pets and Emotional Support Animals are not required to be allowed by law in vacation rentals.
• All reservations include a mandatory rental agreement to finalize your reservation that must be signed within 48 hours. All your arrival information will be included in this information for an easy and organized vacation experience!
• CHECK-IN BEGINS AT 4:00 PM and CHECK-OUT IS BY 10:00 AM. You will be notified automatically on arrival day if the property is available for early arrival – fees may apply.
• Easy self-check-in is available via the keypad on the front door - a personalized code will be in your arrival instructions at check in time.
• Every reservation includes an accidental damage waiver for separate purchase or a security deposit hold – should any accidental damage occur during your stay, simply notify us as soon as you can and provide a photo. We will file the damage waiver and replace/repair before the next rental guests arrive!
• We offer optional post booking travel insurance to protect your vacation investment – this will include trip cancellations and delays, medical conditions, hurricanes, and much more.
• No smoking/vaping/drugs/firearms allowed in our condo or on the balcony
• Max number of guests includes guests of all ages including infants/children to comply with our vacation rental permit, HOA laws, and local fire code laws. Exceeding the guest count is grounds for immediate eviction with no refund.
• All guests booking through the Airbnb booking platform will be required to upload a valid ID for check-in purposes.
• Photos include staging before professional photography.
• Beach service is provided by LaDolceVita for a separate fee. If you want to bring your own chairs, you will need to set up behind the vendor chairs.

*Departure instructions: We don't believe in long chore lists for our guests - you are here to relax! All we ask is that our guests remove all trash and food and start the dishwasher with any remaining dishes. This small list allows our professional housekeeping team to clean and sanitize the condo during our short rental turn in time for our next guests. We appreciate you!
