”This is not a hotel. The room is clean, but it is extremely noisy. Room 1 is located directly above a billiard bar, making it very difficult to rest. There is no reception and no parking available. Overall, there is a lot of noise and the experience was disappointing.”

”The Penny Lane was an excellent place to stay if you are visiting Hampton Bays or surrounding area. Rooms are great. Bed was incredibly comfortable. Staff was excellent.”

”The room was very clean and very big. Plenty of towels, pillows and blankets. Staff was very friendly at check-in. The location was very convenient right off the LIE. The area had restaurants, Starbucks, and a Walmart. There was an outdoor patio for grilling and a fire pit. The breakfast in the morning had a good selection -fruit, cereal, baked goods, yogurt and more.”

”Good location. Pretty beach. Didn't care for pool directly outside patio. 10 am checkout for a vacation rental is objectionable. Although we were very grateful to receive a text saying that we could check in at around 2:30, a standard checkin time of 5 pm per web site is ridiculous. But overall a pleasant stay.”

”The hotel and rooms are really nice. There is just no service. No one by the pool the bar is closed. They need more staff and then it would be great. Also, music by the pool would be nice. There was no vibe and a little boring. I went on the weekend and it should have full staff.”

”Beautiful! Relaxing vacation! A bit pricey, to be expected. Barbecue ($85) was beautifully set up. Menu was disappointing. Past reviews cited appetizers like lobster rolls and fritto misto. These were absent. $4 for a small lemonade which was mostly ice, REALLY!”

”The inn was great it worked perfect for our family. Having 2 bedrooms and 2.5 baths is great for 4 people. The owners had great snacks, coffee, Fiji water. Location was perfect close to shops, restaurants and the Gateway theater. We were here for a show that my daughter was in at the theater. I highly recommend the Belport inn”
