The Space:

The apartment offers a comfortable bedroom with double bed and its own balcony, a bright living room with pull-out sofa and a south-facing balcony, a fully equipped kitchen, a home office, and a bathroom. Sleeps up to 4 guests.



The bedroom balcony opens directly onto the gently flowing river, with views of the mountains. The south-facing living room balcony shares the same mountain views and is the perfect spot for breakfast in the morning sun.

Guest Access:

The entire apartment is at your disposal – make yourself at home!



For check-in: directly to the left of the front entrance you will find the mailbox labeled "Jeremias". Simply flip it open – it is not locked. Inside you will find the key lockbox. Enter the PIN code you received from us and retrieve the key. This key opens both the apartment door and the garage door for your parking space #3 in the underground garage.



The access code will be provided after your booking is confirmed. We are required by German registration law to collect the necessary guest details.



The Neighborhood:

The building sits directly on the Loisach river – you wake up to the gentle sound of the water, with open mountain views from the apartment. A peaceful, established residential setting, yet just minutes from Garmisch-Partenkirchen.



Everything is right at the doorstep: the Loisach cycle path starts at the house, a playground is one minute away, and a panoramic mountain viewpoint is 120 metres on. Three minutes to a restaurant, five to the village shop, six to the train station.



Farchant is the perfect base: hiking trails start at the doorstep, the Kuhflucht Nature Park is walkable, and the Zugspitze – Germany's highest peak – is a short train ride away. Ski areas around Garmisch in winter with a cross-country track four minutes away, Lake Eibsee and mountain trails in summer.



Getting Around:

🚗 By car: From Munich take the A95 motorway towards Garmisch-Partenkirchen. After the motorway ends at Eschenlohe, continue on federal road B2. Farchant is approx. 3 km before Garmisch. Parking in the underground garage (key in lockbox, space #3).



🚂 By train: From Munich Central Station, take the Bavarian Zugspitze Railway (BZB) directly to Farchant – approx. 1.5 hours. Farchant station is just a few minutes' walk from the apartment. Onward connections to the Zugspitze are available directly from Farchant.



🚌 Getting around locally: Local bus lines 324 and 325 connect Farchant with the surrounding area. Guests with the Farchant guest card travel free on all MVV buses and trains in zones 5–12.



Other Things to Note:

• Key lockbox at the mailbox – self check-in anytime

• 🚗 Underground parking space #3: The garage key is also in the lockbox at the mailbox. Retrieve the key → use it to open the garage door → park at space #3 (max. vehicle height 2m)

• Washing machine in building basement

• Please follow the shutter instructions posted in the apartment
