The Space:

This stunning and freshly remodeled home is nestled right on a hilltop overlooking breathtaking canyons and views. It is only 2 miles from the heart of downtown Fredericksburg. This luxury retreat oasis sits on 4 beautiful acres and boasts 5 bedrooms and 4 bathrooms. 4 bedrooms have a luxurious and cozy king beds, and 1 has two luxurious and cozy queen beds. You'll love the open concept living room with stunning views, exceptional indoor and outdoor dining spaces, a new kitchen with brand new appliances, 75 Inch TV and surround sound system by Polk premium audio, and a pool table, making this home perfect for entertaining and socializing for large groups and families. The kitchen comes fully stocked with plate ware, flatware, serving platters, glassware including wine and whiskey glasses galore, and other little necessities for those wishing to dine in.



Furthermore, the outdoor space is ideal for gatherings and boasts an 8-seater hot tub, 10-seater dining table, propane gas grill, and 12-seater outdoor firepit area. For those staying longer, a washer and dryer are available. Parking is available for up to 4 vehicles privately. We hope your stay is as enjoyable and relaxing as possible; toiletries and other items are available if forgotten.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $155 plus tax will apply in addition to the nightly rate.

-Please check the weight limit and max number allowed for this unit.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be provided via email.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
