The bears! Saw 3 playing in the yard. House was perfect size for 9 people. It was close to town but would have been easier if you could walk to the parkway. Other than that we had a wonderful stay!

This is our second year in a row of staying in King Bear Downtown. The location is great and the amenities fit the needs of our family perfectly. We had a couple of minor issues and called and those were fixed immediately. The bears visited us every day, so we had to make sure we did not leave anything outside or in our vehicles! I would recommend this property to anyone that does not want to traverse stairs or wants to be close to town. Also, the view is great of the mountains and part of the town.

Great location !

Overall the stay was great - the location was perfect to walk around Gatlinburg. The house/rooms were perfect for a family of 10. Place was clean - however, grass was high, weeds were high in backyard area - it hindered us from playing bags and outside games. The kitchen was furnished with proper necessities however, the pans were dirty and rusty. Would suggest updating cooking equipment. It had a nice pool table but out of the pool sticks there - only one had a tip so the other sticks we couldn’t use. Suggest getting tips for all the pool sticks so people don’t have to share one pool stick.

Perfect Home Away From Home

I can't say enough great things about our experience at this stunning property! From the moment we arrived, we were blown away by how beautiful and well-maintained the home is. The owners have truly thought of everything to make it a comfortable and luxurious stay. The space is incredibly spacious, with stylish and modern decor that made us feel right at home.The location is ideal, just a short wak from local attractions, restaurants, and shops. But the real charm of the property is the peaceful, serene atmosphere—it felt like a true retreat.Thank you for providing such a wonderful place to stay. Wonderful property

I booked this wonderful place for myself, my sons, and their families. There were 10 of us. The house was very spacious and comfortable. We enjoyed the hot tub, fire pit, and pool table almost daily. I agree with other guests on the gorgeous views and great location yo everything. We all highly recommend this place!

Great location

The property was as described. The accommodations were great. Kitchen well appointed. Starters of everything, including firewood. The level property was great for our group as we had kids and older adults. Played cornhole almost daily. The heating/cooling system was tricky to figure out, but ok once we did. Ample parking. Very close to downtown but not ideal for walking...very steep and winding road. Bears visited in the yard on 2 different days. Ample outdoor seating. Hot tub was perfect. Have to pull up on joystick of video games to make it work. Overall, it was a great stay, and we hope to be able to do it again next year.

Military reunion

There was 3 couples and 1 widow. We meet each year for a Vietnam reunion. We really loved this house and location was great except us older people couldn’t walk to town 😊the house was equipped with everything we needed. The owner was great. First day no hot water but we had hot water in a few hours after we contacted him. Would come back.

BEAR Friendly!

King Bear Downtown was a wonderful find for our group of 9 ladies, all Baby Boomers. The home was exactly as described. Each bedroom was large and had an attached bathroom. The layout of the home provided privacy in the bedrooms and a warm, comfortable, and welcoming atmosphere in the gathering areas. We spent hours talking around the kitchen table and relaxing in the family room. The kitchen was well stocked. The exterior area had several conversation areas, a fire pit and hot tub. We chose to not utilize the outdoor areas because shortly after we arrived we had a visit from Big Bear and he visited again the next morning. We enjoyed watching the bear and decided to leave the outside areas for him—since we are slow moving! Accolades to Dan, with King Bear Cabins, for his quick response to our request for assistance with a water heater serving the kitchen and front bedroom. Our stay at King Bear Downtown was fantastic and we look forward to returning next year!

Euchre Group Vacation

The layout of the house was great for 4 couples and the kitchen was big and had everything you needed and more. The house’s location is nice for views and short distance to drive to town, but really is not walkable unless you are young and in great shape ( too steep). The house needed a more through dusting ( headboard and under beds). And the hot water heater for the front of the house kept kicking off. I would stay there again.

Amazing house!

The Franklin Lloyd Wright design is iconic and flows so well. The bedrooms all with their own full bathrooms is wonderful for multi-family trips. The backyard area and views were immaculate for family pictures, a Mountain View, and plenty of places to run around and park. We saw more bears in the yard than all of our the trips to Gatlinburg combined. They were not a bother to most of us, they just kept eating the floor mats, must have been delicious. One of our favorite spots we’ve been in, so convenient to the strip.

Overall, everyone in our party enjoyed the property. Great backyard, hot tub, fire pit and bedrooms were large with bathrooms in each. The additional bathroom was also very nice for people to use when their respective bathroom/shower was in use. We saw bears everyday - one affectionately named "Tater" since he was there every day and other larger bears that were not as "social" which was good. A couple quick suggestions would be to have hangers in the closets, additional toilet paper, garbage bags, and paper towels since a large group of people go thru them quickly (before our store run) although we were fine with those provided. Overall, a great stay and we would stay again in the future! Owner was quick to respond to any questions or problems we had.

Amazing!!!!

This house is perfect! We had 8 adults and 4 kids, and everyone had plenty of room. The house is in a prime location. You can walk to all of Gatlinburg (although it's a steep hill back up!), the river and hiking trails. It's also close to the bypass, so when you are going to dollywood you can go around all the Gatlinburg traffic. The house has everything you need, and the owners are very responsive if you need anything. And the yard is huge and flat so the kids had a great time playing! And we saw multiple bears, and even a bobcat! We highly recommend this house, and will stay here again on our next trip to Gatlinburg!
