We want you to have a comfortable and enjoyable stay. Please take a moment to review these important house rules and policies.

BOOKING, CANCELLATIONS & TRAVEL RISK

• Please only book when you are certain of your dates. We do not allow date changes for any reason, including changes due to personal events, travel restrictions, or unforeseen circumstances.
• We have a strict non-refundable cancellation policy. No exceptions can be made beyond what the policy allows.
• The host is not responsible for unused nights or disruptions due to illness, delayed flights, travel bans, or other events beyond our control.
• We strongly recommend travel insurance to protect your booking in the event of any unexpected changes or disruptions.

LIABILITY

• The host accepts no responsibility for loss, theft, or damage to your personal belongings.
• The host is not liable for any injury or accident that may occur in or around the property during your stay.

GUEST REQUIREMENTS

• You must be 23 years or older to book this listing.
• Your introductory message must be truthful.
• The maximum number of guests is the number stated in your reservation. No unregistered or external visitors are allowed at any time.
• Two sets of keys are provided per stay. Both sets must be returned together to the designated KeyNest location at checkout. If having two sets of keys does not meet your needs, we recommend choosing a different listing.
• You are fully responsible for your own safety and the safety of anyone in your group during your stay.
• Please respect the neighbours, especially in shared areas like hallways and entryways.
• Treat the home and its belongings with care, as if they were your own.

CHECK-IN / CHECK-OUT

• Check-in: Anytime after 3:00 PM
• Check-out: Strictly before 10:00 AM
• Early check-in and late check-out may be possible only if there is no other booking on the same day.
• We do not provide on-site luggage storage. Nearby options include:

IMPORTANT – KEYNEST CHECKOUT REQUIREMENT

Returning the keys and providing photo confirmation are mandatory parts of the checkout process.

• Both sets of keys must be returned to the designated KeyNest location at checkout.
• Both sets of keys must be attached to each other when returned.
• After dropping off the keys, you must take a clear photo at the KeyNest desk showing both sets of keys attached together.
• You must send this photo to us as confirmation that both sets of keys have been successfully returned.
• Failure to return both sets of keys or failure to provide the required photo confirmation may result in additional charges for missing or unreturned keys.
• Please ensure you complete the KeyNest return before leaving the area and do not leave the keys unattended outside the designated KeyNest location.

DURING YOUR STAY

To ensure the property stays clean and enjoyable for all guests:

• We provide one towel per guest. We do not supply extra towels, hand towels, or tea towels, even for long stays.
• Do not rearrange the furniture, except when unfolding the sofa bed.
• No food or drinks are allowed in the bedroom.

STRICTLY PROHIBITED – FEES APPLY

To maintain a safe and respectful environment, the following are strictly prohibited:

• No smoking indoors or on balconies.
Breach Fee: AUD $500

• No pets are allowed.
Breach Fee: AUD $500

• No parties or events.
Breach Fee: AUD $500 and possible eviction without refund.

• Quiet hours begin at 10:00 PM and end at 7:00 AM. Excessive noise or disruption may result in termination of your stay.

DAMAGES, LOST KEYS, AND LOCKBOX

• Please report any existing damage at check-in with photos from multiple angles.
• You are responsible for any damage caused during your stay.
• If anything is accidentally broken, please notify us right away.
• Lost keys will require a full lock replacement, which may cost over AUD $700. Please be careful with the keys and lockbox.

BUILDING ACCESS – FIRE INSPECTIONS

• Fire inspections are legally mandated and occur twice a year on a weekday morning.
• If your stay coincides with one, we must allow the inspector access.
• All guests must accept this as a possibility and cooperate fully if notified.

IMPORTANT DISCLAIMERS

• Construction work may occur nearby. We are not notified in advance and cannot control or compensate for this.
• Rarely, there may be building-wide or street-wide outages, such as power or water outages. These are outside our control and are not eligible for refunds.
• Failure to comply with these house rules may result in immediate booking cancellation and eviction, without refund.
