Other things to note
Quiet, Gated Community

Our home is located within a private gated HOA community with strict rules and regulations. It is best suited for respectful guests and is not appropriate for parties, events, or disruptive gatherings. Quiet hours are 11:00 PM to 7:30 AM daily.

Required HOA Guest Registration

All guest names and booking details must be submitted to the HOA at least 3 days before check-in. For last-minute reservations, this information must be provided as soon as possible after booking. Failure to complete registration may result in delayed or denied entry, or cancellation.

Gate Entry + Vehicle Requirements

Guests must present their Rental Registration Number, driver’s license, and vehicle information at the gate upon arrival. HOA-issued vehicle tags/hang tags may also be required and must be visibly displayed during your stay.

Maximum Occupancy

Occupancy limits are strictly enforced by community rules and booking approval. Only registered guests may stay overnight or access the property.

No Parties / No Events

Any gathering that creates excessive noise, parking issues, or community disturbance may result in immediate removal without refund.

Parking Rules

Please park only in the driveway and designated parking areas. No street parking is permitted within the community.

Speed Limits in the Community

Please drive slowly and carefully. Community speed limits are strictly enforced, with reduced speeds near gates and common areas.

Optional Amenity Passes

Community amenity passes are available for purchase at the following rates, per person:
• Weekdays: $8 per day
• Weekends/Holidays: $10 per day
• Weekly Pass: $30
• Holiday Week Pass: $50

Amenity Access Rules

Some community amenities may have seasonal hours, lifeguard requirements, or age restrictions. Availability can vary.

Rental Agreement + Security Hold

A signed rental agreement and a $500 security hold are required prior to your stay. The hold is not a charge and will be released after checkout, provided there is no damage or violation of house rules.

Fireplace Use

If you plan to use the fireplace, the flue must be fully open before lighting a fire. Use responsibly and never leave a fire unattended.

Fishing License Required

Guests who plan to fish must have a valid Pennsylvania fishing license. Amenity passes may also be required for lake access.

No Smoking

Smoking is strictly prohibited anywhere inside the home or on the property.

No Pets

This is a pet-free home.

Respect for Neighbors

Please be mindful that this is a residential community. Excessive outdoor music, loud late-night activity, or trespassing onto neighboring properties is prohibited.

Winter Weather Note

Mountain weather can change quickly. During winter months, snow or ice may be present. AWD/4WD vehicles are recommended during storms.
