This spacious, multi-level home offers sweeping views of Lake Granbury, family-friendly comfort, and thoughtfully designed outdoor spaces. Whether you're planning a weekend with friends or a peaceful family vacation, Sunny Side Retreat is the perfect place to relax, gather, and enjoy the lake life.

Important Note About the Pool & Hot Tub
The swimming pool is not heated. The hot tub section built into the pool is decorative only—it is not heated and cannot be heated under any circumstances. Please be sure all guests are aware of this before booking.

The Layout
To take full advantage of the lake views, the home is designed with two levels. From the driveway and carport, guests will walk down a set of stairs to reach the front door.

Main Level (Entry Level):

- Master bedroom with king bed, lake views, large smart TV, and ensuite bathroom with walk-in shower and soaking tub

- Queen bedroom ("Fishbowl Room") with dresser, closet, and large smart TV

- Third bedroom with two double beds, closet, large smart TV, and ensuite bathroom

Lower Level:

- Open-concept living room with comfortable seating and large smart TV

- Dining area with a table for group meals and additional seating at the breakfast bar

- Fully equipped kitchen with cookware, dinnerware, Keurig, and cooking essentials

- Full bathroom with stand-up shower

- Laundry room with full-sized washer and dryer

- Nursery with crib, audio-only baby monitor, noise machine, oscillating tower fan, and a pack ‘n play

Additional Details to Note

Pet Friendly
We are pet-friendly and welcome up to two well-behaved dogs. A $125 non-refundable pet fee applies for the first dog. If bringing a second dog, an additional $125 refundable pet deposit is required.

Please kindly refrain from allowing pets on the furniture. Pets are not permitted on furniture at any time. Failure to comply may result in an additional $250 cleaning fee, and any damage beyond normal wear may be deducted from the refundable deposit.

Pool Rules:
Please no glassware in or near the pool/hot tub—if glass enters the water, the pool must be fully drained per regulation. Guests are encouraged to rinse off after lake use to protect pool chemistry

Pool Maintenance Schedule:
To maintain the highest standards of cleanliness and safety, our pool and hot tub are professionally serviced on a regular schedule. Service typically occurs Tuesday and Friday morning.

Security Deposit for stays OVER 10 DAYS
A refundable security deposit will be requested shortly after your booking if your stay is over 10 days. The full security deposit will refunded upon an inspection of the property at check out where no damages or excessive cleaning needed.

Monthly Cleaning for stays OVER 30 DAYS
Mandatory monthly cleanings are mandatory for stays over 30 days. Cleaning fees are to be paid by the guest.
