The property is obviously not well maintained. Bad A/C, was told to turn down the temp and it would stop. Had to change rooms late at night. Lots of small things in disrepair. Stay was OK but will not stay there again. Most everything appeared clean until you looked closely.

Front desk staff were very nice. Guest room - bed was comfortable, room appeared clean, screen to balcony was torn and grout in tub area looked moldy. Elevator sign on 3rd floor has been vandalized. Breakfast was very disappointing. Waffle maker broken, decaf portion of coffee maker broken, Fruit looked old (except for bananas). Cereal needed replenishing, no juice cups or lids for coffee, The fridge had a gallon of milk. I don't think that meets health standards (should be individual). Worker kept making excuses for everything. Also, given the conditions, having a tip jar on the counter was a joke.

What's to like.., well, the view is still there if you get a room overlooking the water. There's that and that's pretty much it. I am sure 25 or 30 years ago this was a fine hotel. I'm equally sure that was the last time it was actually cleaned and kept up. I'm not slamming the employees, who were friendly and polite. But there's only so much they can do. It's the owners/ managers that have cut so many corners to maximize profits I suppose. The cleaning staff only gives everything the once over. Probably only allowed so many minutes per unit. Don't look closely at anything anywhere. The surrounding grounds aren't cleaned too often. The back patio is a total mess, tables and chairs askew and left that way for days. The landscaping is all dying out, nobody tending to it at all that I could see. But I suppose you get what you pay for, and we should have spent a little more. Next time we come to Hot Springs, we'll stay just one night in a little nicer hotel instead of two nights here. But.., if you're on a tight budget like we were, well I guess I should complain so much...

The whole stay was 10/10! The staff was very nice, helpful, understanding! The pillows on the bed could have been more put together, but the bed was comfortable! The room was clean! The breakfast is 10/10 amazinggggggg! I would book anytime I come back to HotSprings Arkansas! You will definitely enjoy your stay!

This place is a complete dump. From the moment I entered the parking and seeing dead plants and furniture piled up to the right, I knew it wasn’t going to be good. Room was outdated and furniture was damaged. It took over 10 minutes for water to get hot in the shower. Toilet ran and fridge was loud. Linens were stained. Screen on slider was torn and falling apart. The next morning, I left for an appointment and housekeeping asked if I was leaving. I said yes and that my room could be cleaned. I came back after being gone for over 5 hours and room had not been cleaned. I went to front desk and complained. I was given another room. It was not much better but at least the toilet did not run and fridge was quiet. I could not lock the deadbolt and had to use the door stopper. Housekeeping wasn't consistent. I dont think all the linens were cleaned since previous guest as they were stained and smelled dirty. Shorts from previous guest were left on the back of the bathrrom door. Outdoor sitting areas were a mess with cushions thrown all over and not clean. The breakfast was disgusting. The biscuits served on Monday were at least a day old. They were hard. I ended leaving early due to the condition of the property and lack of service. I would also itch at night and had bites on my skin. This place should be closed down as it's substandard.

This place needs a lot of work. It does not reflect the pictures. The pool was out of order, breakfast is only until 9am, my tub was not clean. This place just felt like a cheap motel. I blame myself, normally I do my research. Staff was friendly, but that just doesn’t make up for everything else. I’m gonna assume they run on a skeleton crew which shows.

Room's need to be swept better. The sheets wouldn't stay on the bed. Corners of the room had dirt piled up like they weren't swept very good. There were long strands of hair in the bathroom and room floors. Breakfast was okay, the biscuits and sausage need to be baked a minute more. The gravy was too runny, needs to be a tad bit thicker.

Our 2nd trip here as we had a great experience a year ago with a clean hotel and great staff. This time we schedule a 2 night stay but checked out after the first night when we discovered the bedding had not been changed from previous guests, maybe more than once. It wasn't seen at night but by daylight became apparent that we had been sleeping in someone else's dirty bedding. I contacted front desk host who was very kind and courteous and while waiting for housekeeping we stripped the dirty bedding down to the mattress pad and discovered numerous disgusting stains along with a used bandaid. Who puts supposedly clean sheets back on a mattress pad that disgusting with dirty used bandaids? We were so disgusted and grossed out that we requested a refund and moved out immediately. Again, the host was very understanding and apologetic and courteous but our experience is completely unacceptable standards for a hotel that prides itself on cleanliness. We will not be staying at a Baymont Inn again.

Unfortunately I did not have the same experience as others that I read before booking this hotel. We checked in late (around 10pm) and when we got to our room we quickly noticed that it was not very clean, the floors were sticky with random dust and garbage in the corners, the counters were sticky, the tub was kinda gross. The TV was not hooked up, in fact the cable box was just dangling from the table. However the beds looked clean so we checked for bugs and just decided to go to sleep and address it the next day. When we woke up we found a random camera bag with an SD card in the chair at the desk, and when I brought it to the desk and told her about the status of the room she replied “well was it like that last night” basically said I should’ve done something about it then. She took the camera bag and just set it on the floor like she knew where it was from. She’s right honestly we should’ve said something when we got there but we were exhausted and let it go at the time. We will not stay here again.

Good breakfast clean property, just 1 complaint but it’s not a deal breaker for staying, they charge a 100$ damage deposit, it was returned 2 days after staying.

I booked three nights the first night we were evacuated twice with the fire alarm going on and off just about all night we finally got an apology when checking was not offered any compensation or anything else I thought the breakfast was awful not good enough to be free

Everything was great at the hotel they just need a turkey option for breakfast for those who don't eat pork and the young lady that was at the front desk didn't hardly speak English and couldn't understand a lot of the customers that's the only thing that was a problem.

Breakfast was alright. There were people with dogs. We were evacuated by fire alarm 3 times in one night. The owner lied and said it was because someone was smoking inside. The truth it that there was a gas leak. This caused one of my 6 year old to have to be snatched out of the shower with shampoo all in her hair and my 10 year old to slip on the wet soap on the stairwell dropping and busting her iPhone. The owner offered absolutely nothing to help remedy the situation.

When we arrived at 11pm that night. Doors were locked knocked for 15 mins. Thank goodness another person staying at the hotel seen us and let us in. Guy behind the counter didn’t care, didn’t greet us, didn’t apologize, very cold and borderline rude. This is our second year staying at this hotel and I’m not sure if we’ll book again when we come back next year. the morning lady who also stocked the breakfast was absolutely amazing and gave our daughter some food to feed the turtles. Room was clean, water didn’t get hot in the shower. Friendliness and customer service will go a long way. Don’t know who the guy behind the counter was at night, but he absolutely sucks at his job. I don’t even care if he owns the hotel.

This is the second time we have stayed here. First time was two years ago. The outside of the property has gone downhill since that time. There was an evident lack of maintenance outside, especially out back on the deck. Grass not mowed, railings peeling, a general feel of uncleanliness. The inside was fine as well as the room. There were a bunch of new chairs and cushions stacked outside the front of the building, so maybe a remodel or something is in the works. If so, great. If not, this might be the last time we stay here. The room was clean but the bed was extremely hard and uncomfortable. The front desk clerk who checked us in was not talkative at all. Which is totally fine as the check in went quickly! But was surprised he never mentioned to us about the continental breakfast or check-out time, two things that clerks always mention.
