Private 4 BDRM house, 5 Miles from Downtown #7

This is a wonderful 4 bedrooms house. Located only 5 miles from downtown and close to all cities main attractions like Indianapolis Motor Speedway, Convention Center and Lucas Oil Stadium.
**Long driveway- parking available for trailers/sprinters/large vehicles**

-On the main floor you will find a spacious living area with a flat screen TV, fire place and a lovely front view. Two of the bedrooms are located on this floor with a queen size bed on each room
(other 2 rooms are located on the basement). A full bathroom with all the necessary toiletries
(shampoo, soap, lotion, toilet papers and fresh clean towels). Theres is a closet with extra ones in case you may need it as well as pillows and blankets. The Kitchen is equipped with basic utensils (dishes, pots, silverware, cups, rags and cleaning supplies).
-On the basement area you will find much more comfort; living area, mini bar, flat screen TV, laundry room, bathroom and 2 bedrooms.
One of the rooms is a Master Queen Bedroom, fireplace, dresser with mirror, night stand and a comfy lay down couch.
Second Basement Room is a queen size bed with dresser, mirror and night stand.

Guest have access to the entire house. Home away from home!
** NO PARTIES/EVENTS**

Our guest would not be bothered at all, in case they need assistance or have any questions they can contact me and I`ll be happy to assist. Since our house is booked most of the time (which is great), we would greatly appreciate if you could let us know an approximate check-in/ check-out time or the day of your departure just a brief message saying you have left. This would help us on getting the house nice and neat for the next guest. However, it will not affect our standard check in or check out. If you need some extra time the day your checking out please let me know in advance, I would love to help with any special request if at all possible.

Lift, Uber or local taxi companies are available.

This is not a house for gatherings, events, or any type of parties. Smoking is not allowed in our home. Please be respectful.
Unapproved late checkout will result in a $100 charge.

Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and / or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning.

Parties and Events - Parties and events are strictly prohibited. Any evidence of a party or event, excessive garbage or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, illegal substances or use of the property can result in a fine of up to $1000.00 and / or eviction from the property.
