Fernandina Beach is a community of "easy living," and is located on Amelia Island. The town is known for great golf. The beaches are expansive and there are many outdoor activities to take part in nearby. You'll be near several state parks and ecological preserves where wildlife can be observed. Peter's point state park is adjacent to the property, know as a fun sandy beach for fishing and vehicles. Enjoy many shopping and dining options.

You’ll have access to every room and feature of this home, with exception to the storage space on the first floor. Make yourself at home; your hosts are just a phone call or text away if you have any questions. There is a keypad on the front door for easy and secure access to the home.


Wake up to the sound of waves and the sight of the Atlantic stretching beyond the horizon. Step outside and feel the ocean breeze on your balcony, or wander down the private walkway to the sand for a morning stroll. Afternoons invite you to linger by the community pool before returning to the comfort of your three-story townhouse on Amelia Island.

Sleeping arrangements
The home accommodates up to eight guests across three bedrooms. The primary suite features a king bed, a private balcony, and an en suite bath with a walk-in shower. A second bedroom includes a queen bed, while the top-floor room offers a queen bed and two singles along with sweeping ocean views. Memory foam mattresses, soft linens, room-darkening shades, and extra pillows create a restful setting.

Bathrooms
Both bathrooms are located on the middle floor. One adjoins the king bedroom with a walk-in shower and vanity, while the second includes a combination tub and shower. Hair dryers, shampoo, conditioner, shower gel, and cleaning products are provided for convenience.

Kitchen & dining
A fully equipped kitchen comes with refrigerator, freezer, stove, oven, microwave, dishwasher, toaster, hot water kettle, coffee maker, and wine glasses. Cooking basics and dishes are on hand, and the adjacent dining table seats six. A stacked washer and dryer are tucked into the kitchen for easy access.

Living spaces
The central living area opens through sliding doors to a covered patio. A comfortable sofa faces a widescreen TV and an upright piano, providing both relaxation and entertainment. Fast Wi-Fi and a dedicated workspace ensure you can stay connected when needed.

Outdoor living
The back patio with outdoor furniture leads directly to the beach, while the balcony off the master bedroom is ideal for greeting the day. A community pool is available year-round, and beach essentials are provided. Free parking for two vehicles is included.

Amenities
The townhouse is equipped with air conditioning, ceiling fans, portable fans, and heating. Essentials such as towels, bed linens, soap, and toilet paper are supplied. Safety features include smoke and carbon monoxide alarms, a fire extinguisher, a first aid kit, and exterior security cameras.

Neighborhood
Located in Fernandina Beach on Amelia Island, the property sits beside Peter’s Point State Park, a sandy stretch known for fishing and wildlife. Golf courses and ecological preserves are nearby, while historic downtown Fernandina Beach with shops and restaurants is just a 10-minute drive away. Jacksonville International Airport is about 40 minutes by car.

***PLEASE NOTE*** May 1st to October 31st marks Sea Turtle Nesting Season. Please follow Nassau County's guidelines in the property guidebook to protect these cherished creatures. Thank you for your cooperation!

Please be advised parking is limited to 2 full-size vehicles or three compact cars in the driveway only. Towing laws will be strictly enforced. There is no parking allowed on the grass or in other areas of the neighborhood. Recreational vehicles, campers, boats, trailers, trucks above 1/2 ton, commercial vehicles of any size, and buses should not be parked at this property.

Please take out all trash at the end of your stay. All household trash must be secured in sturdy plastic bags and placed inside the dumpster located at the south end of the property. All other items must be disposed of at the owner's expense. Please do not litter.

Due to strict HOA policies and rules, no pets or grilling are allowed.
• Bringing a pet will result in a minimum fine of $500. However, ADA service dogs are allowed. Please notify us first as we will need to inform the Homeowners Association.
• Gas Grills, Charcoal Grills, Electric Grills, Hibachis, or similar electrical devices are prohibited, and use of these may result in a fine. Grilling devices can only be used by named owners of the property under the Community Home Association guidelines.
