Welcome to Leeward Retreat! We’re so happy to host you and want you to enjoy a comfortable, safe, and relaxing stay.
Please take a few moments to review our house rules below.

🌿 Respect for the Home

Please treat the home and its furnishings with care.

Report any accidental damage as soon as possible so we can address it quickly.

No rearranging of furniture without permission.

Keep windows and doors closed when AC is on to prevent system overload.

🚭 Smoking Policy

No smoking or vaping is allowed inside the home or in the pool room.

Smoking is permitted outdoors only, away from open doors and windows.

A $500 cleaning fee will apply for any violation.

👥 Guest & Visitor Policy

Maximum of 10 guests allowed unless pre-approved in advance.

Each unapproved guest will incur a $100 per-person fee.

No unregistered overnight visitors.

Parties or large gatherings are not permitted.

Quiet hours: 10 PM – 8 AM. Please respect our peaceful neighborhood.

💧 Pool & Jacuzzi Safety

Use the pool and jacuzzi at your own risk. There is no lifeguard on duty.

Children must be supervised at all times by an adult.

No glass or breakable containers in or around the pool area.

Please review and follow the posted Pool Rules and Regulations sign displayed outside.

Turn off pool jets, heater, and lights when not in use (and make sure cover is caverned when done using jacuzzi) if cover is left overnight a $200 fee will be charged if the cover is pulled off the railing there will be an additional $180 fee. The metal retractor is there to help you open the unit seamlessly, do not handle the cover use the metal retractor rod.

Do not run or dive into the pool for safety.

Keep pool gates closed when not in use for safety.

🔥 Grill & Outdoor Use

Only adults should operate the propane grill.

Ensure grill is turned off and fully cooled after use.

No open flames, candles, or fireworks on the property.


🏠 Security & Safety


Please lock all doors and windows whenever you leave the home locked, A $200 fee may apply if the property is left unsecured ( unlocked).and additional if items stolen due to leaving home unlocked you will be responsible.

***(Do not tamper with outdoor cameras or safety equipment- if cameras are turned off unplugged or unmounted there will be a $1,000 fine.)***

Fire extinguishers are located in the kitchen and laundry room — please familiarize yourself with their location.

In case of emergency, call 911 immediately.

🔇 Noise & Neighborhood

Respect our neighbors — this is a quiet residential community.

No loud music or outdoor noise during quiet hours (10 PM – 8 AM).

Please park only in the designated driveway area (no street blocking).

🧺 Laundry & Towels

Pool towels are for outdoor use only; please do not use them inside bathrooms.

Place wet items in the laundry room, not on furniture or floors.

⚠️ General Safety Notes

Do not leave children unattended on stairs, balconies, or near the pool or jacuzzi

Keep floors dry to prevent slips.
floor may be slippery on tile - use caution.

Use caution when using the jacuzzi; extended use or high temperatures may cause dizziness or dehydration.

Report any maintenance issues (leaks, broken locks, etc.) right away.
