Splash around in the sparkling blue, heated pool while palm trees wave in the wind and tropical birds fly overhead. The tall fence blocks out the only neighbor, ensuring your privacy.


TIKI HUTS for DINING, BARS & RELAXATION
The huge Dining Tiki features a built-in 30 foot table to accommodate a large dinner. Opposite is the Grill Tiki featuring the propane grill, a bar, and seating area to cheer on the Grill Master. Pool side, there are two Relaxation Tikis each with a pair of chassis lounge chairs and a table, great for unwinding, book reading, and taking a snooze in the shade. The Gecko Bar tiki is at the end of the pool and features seating and standing room with a massive 70” Smart-TV and sound bar. Great space for game day action.


MINIATURE GOLF, BILLIARD TABLE & PAC MAN
A pool side, four hole 1,000 sq ft miniature golf course attracts adults and kids a like. Provided golf clubs and balls can add a little competitive spirit to your Florida afternoon. An outdoor standing-sized Connect Four game is great fun for young and old. Indoors, a billiards table (arriving late Mar or early Apr) is the centerpiece of the Game Room. In the corner is an arcade-style Pac Mac game with many games styles to choose from; no quarters required!


SLEEP UP TO 14
BD 1: the master bedroom, features a king bed, sitting area, and an in-room full bathroom. Sleeps up to 2.
BD 2: features two full sized beds and an in-room full bathroom. Sleeps up to 4.
BD 3: has two twin beds with full size bunk bed overhead, great for a family. Shared full bath in hallway. Sleeps up to 4.
BD 4: has a queen bed and features a mirrored wall. Shared full bath in hallway. Sleeps up to 2.
BD 5: comes with a queen bed and an in-room full bath. Sleeps up to 2.
BONUS: 2 high quality air mattresses and bedding provided to sleep up to 4 additional people.


GUEST ACCESS
Guests have access to all rooms at Hillside Hideaway, including the backyard pool, tiki huts, outdoor bars, grill, and seating areas. The circular driveway makes parking a breeze and can accommodate up to 10 vehicles.


GUEST INTERACTION
Our guests enjoy their privacy. Hillside Hideaway’s front door is equipped with an electronic lock enabling self check-in/check-out, and come and go as you please. Your Host, Kyle, is quick to answer questions and provide local advice by App or telephone.


BUGS & CRITTERS
Be mindful that Florida is considered a sub-tropical climate, warm and humid. It’s the reason you’re visiting right!?

As such, there are variety of insects, birds, geckos, and frogs that can call Hillside Hideaway home. Occasionally, you may spot an insect, frog, or gecko in or near the residence. This is normal for Florida.

Insects should be removed. A frog or gecko left alone will depart on their own. Take a selfie with the critter!


DRUGS
No illegal drugs are permitted to be stored or used at any time at Hillside Hideaway.


MAINTENANCE CREWS
Pool Crew
Every Tuesday and Friday between 8 AM - 12 PM, the pool crew arrives to service the pool. Service takes about 30 minutes to complete. Please do not be in the pool prior to or during servicing of the pool. Once they are done you may use the pool again. If the crew arrives and you prefer, they do not provide service, you can send them away until the next service date. Please make that request to Kyle in advance. Know that skipping a service date negatively affects the water quality. We encourage you to let them do their job to best enjoy a clean pool.

Lawn Crew
Each Wednesday and Saturday between 8 AM - 3 PM the lawn crew arrives to mow and edge the lawn, and blow debris from the front, sides, and back areas of the house. You are welcome to be in the areas while they work but be aware that it is noisy and somewhat dirty until they finish. If the crew arrives and you prefer, they do not provide service, you can send them away until the next service date. Please make that request to Kyle in advance. Allowing them to do their job will make the grounds look great for your visit.


PARKING
The circular driveway and concrete area on the south side of the house provides plenty of parking for up to ten cars at Hillside Hideaway. We recommend no parking on the street. Absolutely NO PARKING or DRIVING on the FRONT LAWN as that is where the septic tank and drain field are located.


PARTIES & EVENTS
Tell Host Kyle about your plans and see if we can accommodate.

The home is located in a residential neighborhood. Local ordinances dictate no loud outdoor music, noise, or partying after 10 PM. While the neighbors are aware of our VRBO residence, they aren't tolerant of excessive noise and partying.

By booking Hillside Hideaway you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $500 and will subject to non-refundable cancellation of your remaining reservation. You will have to vacate the property immediately.


PETS
Pets may be allowed at Hillside Hideaway. Check with your Host, Kyle, for exceptions and extra fees


POOL
No diving is permitted. No glass is permitted in or near the pool. Plastic drinkware is provided. Please observe and obey the posted Pool Rules.

The pool heater is set to 85 degrees from December to March. All other months, the heater will be off. There is a $50 fee per day if you would like temperature to be higher than 85 degrees up to 95 degrees. For pool temperatures of 95 to 105 degrees, there is a $75 fee per day. POOL TEMPERATURE WILL NOT BE ACHIEVED IF THE WEATHER IS COLD. It may take up to 48 hours for pool temperature to be achieved in good weather conditions.

Though the pool thermostat is set to 85 degrees or higher, the water temperature may not reach that temperature. Weather conditions have a dramatic affect on the pool water temperature. Higher water temps will not be achieved if the weather is cold. ONCE THE WEATHER WARMS UP THE POOL WATER TEMPERATURE WILL WARM TOO.

There is no lifeguard on duty. Hillside Hideaway, its owners and agents of the property, will not be held liable for accidents, pool-related or dock accidents, drowning, or bodily harm/personal injuries.

Guests must sign and return the Pool & Rental Liability Waiver three days prior to check-in.

SECURITY
To help secure Hillside Hideaway and ensure the safety of our Guests the front door, parking area, pool and patio contain outward facing Ring camera and lighting systems.


SMOKING
No smoking or vaping is permitted inside Hillside Hideaway at any time. There is a $400 charge if the Cleaning Crew finds indoor smoking occurred. Smoking and vaping is permitted outdoors, but please use provided ash receptacles for cigarette butts.


TEMPERATURE INDOORS
The first thermostat is in the Living Room. The second thermostat is in the hallway near the Master Bedroom. Both are set to a comfortable 75 degrees. Please close the doors if you are using air conditioning; don’t want to try and cool Palm Beach County!

Ceiling fans are provided in guest rooms and common rooms. Turn them on or off as you please.


TV
There is NO CABLE TV service at Hillside Hideaway. Instead, Smart TVs are throughout the property with content provided via Apps. Use the remotes to enjoy your favorite Apps for content. Log into your favorite Apps to watch Netflix, YouTube, Hulu, NFL, etc. Remember to logout of your Apps prior to your departure.


URBAN SETTING
Hillside Hideaway, a 1-acre private retreat, is located in an urban environment. Some sound from traffic, sirens, and trains may be heard outside.


THE NEIGHBORHOOD
Hillside Hideaway is located in the City of Lake Worth Beach with a population of 37,000 residents.

The property is on the west side of I-95 between the exits of Hypoluxo Road to the south and Lantana Road on the north. This quick freeway access makes it easy to travel north or south to your favorite sites, beaches, and destinations.

Costco Wholesale is located less than a mile at the corner of Hillside Drive and Lantana Road. Costco Gasoline has the least expensive gas in town. And the ever popular $5 Costco rotisserie chicken is just minutes away!

Only 10 minutes east by car is downtown Lake Worth Beach. Its two streets of local merchants, restaurants and bars which feels like updated 1960s charming Florida-style. A few more minutes east and there is Lake Worth Pier, Lake Worth Beach, and Boynton Beach. Benny’s on the Beach is well known for a great sunrise breakfast. Popular bar/restaurants include The Hive on Lake Osborne, Old Key Lime House and Two Georges on the Intercostal Channel.

A five-minute drive to the west on Hypoluxo Road takes you to a full-service Publix grocery store, banks, shopping, hair cut services, and quick serve/fast food restaurants. The Boynton Mall is a few minutes further.


AIRPORT ACCESS
Hillside Hideaway is easily accessible by flying into West Palm Beach (PBI) airport, about a 15-minute drive, and the larger Fort Lauderdale International (FLL) airport is an easy 45 minute freeway drive. Miami International (MIA) is about an hour away.


TRANSPORATION
Lyft and Uber services are readily available from your smartphone app. Taxi services is also available in the area.
