ADDITIONAL RULES – EVENTS & VISITORS
Overnight Guests:
Maximum of 10 overnight guests are included in the booking rate.
Visitors for Events:
We allow up to 40 additional visitors (for a total maximum of 50 people on the property at once, including overnight guests).
Event Fees:
Any gathering that exceeds 10 people total (including overnight guests and visitors) is considered an event and requires an additional fee on top of the nightly rate:
• 1–20 visitors: $250 flat fee
• 21-40 visitors: $500 flat fee
Security Deposit:
A $200 refundable deposit is required for all events. This will be returned in full provided there is no damage, excessive cleaning, or rule violations. Guests are responsible for all damages. Airbnb’s Host Damage Protection may apply beyond this amount.
Noise & Respect:
Music must remain at a respectful level at all times. No outdoor amplified music is permitted. Please respect neighbors and local bylaws.
Trash & Clean-Up:
Guests are responsible for ensuring all trash is bagged and left in the designated area. Visitors must vacate by 12AM.
CCTV & Rule Enforcement:
For the safety of guests and the property, 24/7 CCTV cameras are active at the entrances and exterior areas. These are used strictly to monitor compliance with occupancy limits, visitor rules, and noise levels. Any attempt to bring in unregistered guests or violate house rules may result in forfeiture of the security deposit, additional charges, and possible cancellation of the stay without refund.
Failure to follow these rules may result in loss of deposit, additional cleaning/damage charges, and possible cancellation of the stay without refund.
Additional Rules – Events & Visitors
Overnight guests:
A maximum of 10 overnight guests, and up to 5 visitors are included in the booking rate.
Visitors (non-overnight guests):
Visitors are individuals who are not staying overnight and must leave by 12AM. Visitors are counted once more than 10 people are on the property at one time. Up to 40 visitors are allowed, for a total maximum of 50 people on the property.
Event Fees:
Any reservation that exceeds 10 guests + 5 visitors is considered an event and requires an additional fee on top of the nightly rate:
• 6–9 visitors: $100 flat fee
• 10–19 visitors: $250 flat fee
• 20–40 visitors: $350 flat fee
Refundable security deposit:
All events require a $100 refundable deposit. It will be returned if there is no damage, no excessive cleaning, and no rule violations.
Event booking requirements:
Please message us the total number of visitors before booking. Only overnight guests need to be included in the booking.
Payment of event fees:
After your reservation is confirmed, the event fee and refundable security deposit will be sent as a separate payment request. The event fees must be paid within 24 hours of booking or the reservation will be cancelled.
CCTV and rule enforcement:
Exterior CCTV monitors occupancy, noise, and compliance with house rules. Bringing unregistered guests or violating rules may lead to loss of deposit, additional charges, or cancellation of the stay without refund.
Noise:
Music must remain at a respectful level. Outdoor amplified music is not permitted.
Trash and clean-up:
All trash must be bagged and placed in the drums at the entrance. All visitors must leave by 12AM.
