This is the kind of property where three families can vacation together and everyone has room to breathe. The kids disappear into the game rooms or treehouse while the adults relax poolside. Grandparents take the main-level king suite (no stairs, en-suite bath with jetted tub), teenagers claim the bunk rooms downstairs, and everyone comes together in the chef's kitchen or around the fire pit at night. 15+ flat, usable acres mean the kids can actually run — and you'll spot deer, turkey, and guinea fowl from the porch.

SLEEPING ARRANGEMENTS (6 Bedrooms / 4.5 Bathrooms)

Main Level: King suite with private en-suite — stone shower with double shower heads, double vanity, and jetted soaking tub.
Upper Level: 2 large king bedrooms sharing a full bathroom (tub/shower combo). Each bedroom has its own vanity area with makeup mirror and hair dryer.
Lower Level: King suite with private en-suite, plus 2 queen bunk rooms (one with 4 queen beds, one with 2 queen beds). Bunk rooms share a bathroom with large walk-in shower, double sinks, vanity area, and a separate private toilet room.

All bedrooms have high-quality cotton linens and towels. Hotel-sized toiletries and hair dryers in every bathroom. Pantry stocked with sugar, salt, pepper, and a spice rack.

PRICING — BUILT FOR GROUPS

Base nightly rate covers up to 8 guests. Each additional guest is just $20 per person per night, up to 20 total. So whether you're bringing 8 or 18, the pricing scales fairly.

HEATED POOL & HOT TUB

The outdoor hot tub is heated year-round. Pool heating season runs May 1 – September 30, heated to a minimum of 80°. Optional upgrade to 85° max available for an additional cost applied to all nights under the reservation. Pool heating between October 1 and April 30 is available when daily temperatures remain above 35° — a fuel cost applies. If temperatures drop below 35°, we may be unable to heat the pool.

ESSENTIALS & SUPPLIES PROVIDED

Toilet paper, paper towels, kitchen trash bags, new kitchen sponge, dish soap, dishwasher detergent, laundry detergent, and hand soap at all sinks. Basic pantry items including sugar, sea salt, pepper grinder, and spice rack.

CLEANING PROCESS

Our cleaning process includes 3-point cleaning, disinfection, and inspection. This includes a post-check-out cleaning team, a pre-check-in cleaning and staging team, and a 2-hour quality-control inspection prior to your arrival.

NO WORRIES

All reservations include worry-free Accidental Damage Protection Insurance. We get it, stuff happens! A refundable security deposit of $1,000 is held via credit card hold or debit card charge prior to check-in for any incidents not covered by the insurance.

PROPERTY HEALTH & SAFETY

We provide no-contact, keyless entry. Each property is protected by smoke and carbon monoxide detectors and fire extinguishers. The property is treated monthly for pest control and prevention. Since this property is in the mountains surrounded by forest, it is impossible to keep all insects/pests away at all times. The exterior is protected by outdoor cameras covering entrances, parking areas, and the property perimeter. There are no cameras inside the property.

The cabin is not childproof. Care must be exercised with children around electrical outlets, fireplaces, fire pits/tables, swimming pools, hot tubs, saunas, decks, and loft railings. Outdoor exploration on the property is at the guest's own risk.

This property is an animal-free zone due to very severe allergies.

Use of fireworks and firearms is not permitted on property and is a violation of Fannin County Short Term Vacation Rental Ordinance 10-24-2023.

Once booked, you'll receive an email confirmation along with a link to a secure portal to electronically sign the rental agreement, upload a government-issued ID for renter verification, and provide a credit card for the security deposit.
