Hamilton Hideaway Pet Friendly near Eateries and Entertainment

You will be close to so much when you stay at this centrally located home in the heart of Hamilton.

The home has just been completely renovated as of November 2023 and is very comfortable and private with a mix of old world charm and new world finishes.

Only a 10 min walk from either Hamilton or Broadmeadow Train Stations which also provides access to the Beaches and City of Newcastle.

Walking distance to restaurants, pubs,cafes and parks.

Beautifully renovated cottage featuring 3 x generous bedrooms all carpeted and cosy.

All bedrooms have built in wardrobes and DC ceiling fans.

The Master bedroom has an ensuite with twin showers and plenty of natural light.

A very comfortable lounge room with an eclectic collection of comforts and decor.

One of the leather lounges opens up to a full size double sofa bed if extra bedding is required..

The 55” smart TV provides access to many streaming services such as Netflix, Dysney, Prime and of course all the digital TV channels. Chrome cast is also available.

We have also provided a PS4 with various games to provide additional entertainment and some board games too.

The main bathroom has a large and deep freestanding bath for relaxing in and the very spacious bathroom has plenty of storage and twin vanity bowls.

The fully equipped Kitchen has everything you need for a weekend getaway to a long term stay.

There is a Large Fridge/Freezer, full sized Freestanding Oven and Gas Cooktop, Dishwasher, Microwave, Expressi Coffee pod machine (Aldi 2min away) including pods to get you started, Milk frother, Kettle, 4 slice Toaster, Blender, Sandwich press and all the Cookware, Crockery and Utensils you could need.

We provide some basics to get you started until you settle in, such as Tea, Coffee, Sugar, Milk, Salt/Pepper, Dishwasher tablets, Glad wrap, Paper towel etc..

The Dining area is open plan with the Kitchen so don’t worry about being left all alone in the Kitchen as you can still be together with your group whilst preparing your meals if you choose.

A beautiful 6 seater mango wood dining table will accommodate your indoor meals and you can add 2 seats to the ends should you need to seat 8 for dinner..

There is plenty of natural light brightening up the dining area which has a lovely outlook to the rear deck and back yard.

The rear deck also has a 6-8 seater table on it with a great 6 burner Masport BBQ for a nice outdoor meal and hang out.

The yard is very private with high fences all around. Synthetic turf keeps the space looking fresh all year round and the Jacaranda tree adds some beautiful purple flowers to the green Ivy vines and surrounding trees.

Guests will have full access to the entire property all to themselves.

There is just 1 cleaners cupboard which is locked for the cleaners use only.

We are always available via the Air BNB app and also provide our contact numbers for guests should you need to contact us for any reason.

Whether it’s for some local advice, recommendations or help during your stay, we are only a message away.

Hamilton is full of Culinary delights from cultures from all around the world including quick bites, cafes, restaurants and pubs.

There are also many watering holes and bars to quench a parched throat.

Beaumont street is only an easy flat 7 minute wall away.

Beautiful Gregson Park is only 4 minutes walk away and has lovely gardens, play area for the little ones, BBQ's, gorgeous trees to relax under and even tennis courts. A great spot for a morning walk with your pooch or some Yoga and exercise to kick start your day.

Newcastle Entertainment Centre is less than a 10 min walk.

Hamilton and Broadmeadow Train Stations both a safe and easy 10 min walk.

Aldi is just a 5 min walk to get any supplies you may wish.

Take a stroll over the bridge to the farmers markets on a Sunday morning to get your fresh locally grown produce and grab a coffee and some breakfast while your there, only a 10 minute walk.

McDonald Jones Stadium, Go karts, Putt put, Tennis, Hockey, Basketball and more all within a 5 min drive.

Less than 10 min drive to many of Newy's great beach's from Merewether to Nobby's..

Getting around is easy with plenty of options from Train's, Tram's, Buses, Uber's, Cab's and self drive options. There is even the bikes for hire when you head in to Newcastle if you want to catch the tram and then hire a bike to get around.

Also because of its convenient location, you can ditch the car and just get around on foot if you like, otherwise there is parking in the driveway for a small vehicle and enough space to fit 2 vehicles directly out the front of the property on the street.
Additional rules *TERMS and CONDITIONS* ***Please read the following before booking our house***

We offer a fantastic home for our guests to enjoy and we have to make sure the wellbeing of our house and our neighbours is looked after as well.

There are just a few extra rules we want you to be aware so we all have the best possible interaction with one another.

Any breach of house rules in general, can result in eviction and loss of bond.

The house rules are:

1. CHECK IN TIME. Check in time is 3pm unless early check in is offered or negotiated in advance.

2. CHECK OUT TIME. Check out time is strictly 10 am unless late check out is offered or negotiated in advanced.

3. CHECK OUT CONDITION. It is a requirement that the property is returned in a clean condition as per checkout instructions. Your rental includes a general clean however if there is excess cleaning, we do charge extra. Extra cleaning includes but is not limited to dirty dishes (AUD 100), no rubbish removed from house (AUD 100), rearranging of furniture is to be placed back prior to departure (AUD 100), stains/ food and drink stains to linen, furnishings, flooring or decor will be charged @ the quoted cost to repair/replaced or at our cleaners hourly rate.Time to complete additional excess cleaning is billed at the cleaner's hourly rate of (AUD 100).

4. HOUSEKEEPING. There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property.

5. UNRULY BEHAVIOUR. No unruly behaviour or excess noise. Fines of up to 550 AUD may apply.

6. PERSONAL INJURY AND PROPERTY DAMAGE. The hosts, the property owner or any other representative shall not be liable or responsible for: (a) any personal injury or consequential damage of any nature whatsoever, however caused, that may be suffered or sustained by the guests, their pets or by any other person who may be upon the Premises; or (b) any loss or damage of any nature whatsoever, howsoever caused, to the Premises, any property belonging to the guests or to any other person while such property is in or about the Premises. Occupants must report breakages immediately (or as soon as practical) and are responsible for loss or damage of property belonging to them, or their guests, and for the damage or loss of property belonging to the property during their stay. The hosts strongly recommends all guests to take out travel & health insurance.

7. DAMAGE, BREAKAGE, THEFT. Any damage, breakage or theft is the tenant’s responsibility during their stay and if anything is noted by our cleaners as missing or broken it will be charged against the bond.

8. SMOKING. Smoking inside the house is strictly prohibited. If you smoke do so outside, multiple ash trays are provided. A fee of $400 applies if smoke is detected inside the house and cannot be removed prior to the next guest checking in. Also DO NOT leave cigarette butts anywhere in the gardens, lawns or planters. A $150 surcharge is applied if we find cigarette butts anywhere.

9. LOST PROPERTY. Items left behind can be posted at a $50 dollar handling charge plus shipping.

10. LOCK DOORS AND WINDOWS. All doors and windows need to be closed and locked when you leave the property during your stay and upon departure.

11. ADDITIONAL GUESTS. No extra people are to stay overnight. If booked for 5 people, 5 people can stay even if the property accommodates more guests. Guests can contact host prior to check in to request additional guests reside. Any other person in the property is the sole responsibility of the booking guest.

12. KEY REPLACEMENT. Any loss of keys or remote controls has to be reported to us as soon as possible. The following charges may apply for the key replacement. Normal keys up to $30 each, Security keys up to $200 each, Garage remotes/Security swipes up to $300 and Change of locks up to $1000.

13. ASSISTANCE OBTAINING SPARE KEY. If we need to come to the premises and assist you with obtaining a spare key an additional call out fee of AUD 200 applies which needs to be paid upfront or on the spot.

14. NOISE. Most neighbours live here permanently so they do have the right to expect it to be quite during the following hours: - Midnight-8am on Friday, Saturday and public holiday nights. - 10pm - 8am every other day. Excessive noise may result in a on-the-spot-fine of $550AUD or immediate termination of rental and loss of all remaining monies paid including bond.

15. EVENTS. For bookings through Airbnb, events are prohibited. For all other bookings, events at this property are at the approval of the Host. Prior to booking, discuss your event and requirements with the host so approval can be granted efficiently. Guests found to host unauthorised events or parties will face a penalty of 800 AUD.

16. SECURITY CAMERAS. Access to the property is monitored by a security camera to help us know who enters the property. This operate's for your safety as well as our peace of mind during vacant periods. We respect guests' privacy so there are NO cameras inside the houses, the patios, yards immediately surrounding the houses where guests spend their time. Any tampering with the camera or internet may result in immediate
