The Space:
Designed for families and longer stays, your beach home combines luxury finishes with exceptional comfort in one of Newport Beach's most desirable neighborhoods.
Completely rebuilt from the studs, everything is new—from the plumbing, sewer, electrical, HVAC, insulation, and windows to the beautiful kitchen, bathrooms, and furnishings.
Unlike many Newport Beach two-bedroom homes, you'll enjoy two full bathrooms, your own private washer and dryer, central air conditioning, and an outdoor living space that truly becomes part of your vacation.
THE COURTYARD
One of the highlights of Casita 216A is the exceptionally large private courtyard offering more than 400 square feet of outdoor living.
Gather around the full-size fire-pit dining table for six, grill on the Weber natural gas BBQ, relax in comfortable lounge seating, or enjoy a quiet evening beneath the stars.
An outdoor patio heater keeps the space comfortable on cool coastal evenings.

PARKING
A reserved off-street parking space is included and measures approximately 8½ feet wide by 23 feet deep. Please review the listing photos to ensure it will comfortably accommodate your vehicle.
The parking space is located to the right of the building and is accessed via the short driveway on the left. It is best suited for small to medium-sized vehicles. First-time guests may find it helpful to have a spotter when entering/backing into the space. Backing in may provide additional room when exiting your vehicle.
Traveling with a larger vehicle? We recommend reserving our identical Casita 216B (Upper), which includes its own private, non-shared garage, or one of our nearby bay beachfront Casa de Balboa homes at Mother's Beach. We offer both two- and three-bedroom homes, each featuring two full bathrooms and private garage parking.
Additional metered and non-metered street parking is available nearby. Newport Beach parking meters are free overnight.

The Neighborhood:
Located in one of the Balboa Peninsula's most desirable neighborhoods, Casa de Balboa offers the best of both worlds—the excitement of the ocean just a short stroll away and the relaxed atmosphere of the bay side, where families gather to swim, paddleboard, kayak, and enjoy the waterfront.
Walk just a short beach block (crossing only West Balboa Boulevard) to the ocean, boardwalk, and Newport Pier, or head around the corner to Marina Park and Mother's Beach, one of Newport Beach's favorite family beaches.
Leave your car parked and explore on foot. Within minutes you'll find waterfront restaurants, cafés, coffee shops, bars, boutique shopping, bike rentals, paddleboard and kayak rentals, and some of Newport Beach's most popular restaurants, including The Crab Cooker, Bluewater Grill, The Cannery, Flying Fish, Nobu, Palmilla Cocina y Tequila, The Dock, Shorebird, and many more.
Paddleboards and kayaks can even be delivered directly to Marina Park—no carrying or loading required.
During the summer, Marina Park offers recreation programs and beach camps for children, making this an ideal location for family vacations.
Getting Around:
Many guests arrive, park their car, and don't drive again until it's time to head home.
The beach, Marina Park, Mother's Beach, Newport Pier, restaurants, cafés, bars, shopping, and recreation are all within an easy walk.
During the summer months, the free Newport Beach Trolley stops about a block away, making it easy to visit Balboa Village, the Fun Zone, Cannery Village, Lido Marina Village, and other Peninsula destinations without worrying about parking.
Uber, Lyft, taxis, bicycle rentals, e-bikes, scooters, and rental cars are all readily available.

To ensure every guest enjoys a wonderful stay, we ask that everyone respect our home and our neighbors.
• The primary lodger must be at least 25 years of age and remain at the property throughout the reservation.
• Please provide the total number of overnight guests prior to arrival.
• Family BBQs, holiday celebrations, birthdays, anniversaries, and small gatherings with your registered guests are encouraged. If you would like to invite additional daytime visitors, please contact us in advance for approval. All day guests must depart by 10:00 PM.
• Large parties, weddings, receptions, commercial events, DJs, amplified music, and other high-impact gatherings are not permitted.
• Quiet Hours are from 10:00 PM to 8:00 AM in accordance with Newport Beach regulations. During these hours, please move conversations and activities indoors and help us maintain the peaceful neighborhood our guests value.
• Most small to medium-sized dogs are welcome with prior approval. A pet fee plus applicable tax applies. Cats are not permitted.
• Families with young children love nearby Marina Park and Mother's Beach, featuring calm bay waters, an outstanding waterfront playground, open green space, and seasonal recreation programs.
• Bring your fishing poles! Newport Pier is one of Southern California's favorite public fishing piers, and boat, paddleboard, and kayak rentals are all just a short walk away—with paddleboards and kayaks available for delivery directly to Marina Park.
