”I bit of an off the beaten path property but worth the drive. Really gorgeous country estate and the staff was beyond fantastic! They made me feel very special and looked after. Will definitely stay again. I felt like a queen while I was there. ”

”I had a 2 night business trip so cost was important. The cost was within my allocated budget. The room was well kitted out. Kettle, fridge, ironing facilities, coffee,tea, table to work at, comfortable bed and a tv. Even had a clock alarm at side of bed and a hairdryer. Towels aplenty and a wonderful high pressure shower. I am sure I have not included everything but would highly recomend this guest house to anyone in oban for a short stay.”

”Last minute booking at the end of a 6 day break travelling the west of Scotland. A very beautiful and unique hotel in a fantastic location, quiet and overlooking the water, but only 10 mins drive to Oban centre. Fantastic help on arrival by the reception and senior staff/manager to arrange a room with a bath and also late dining as we had been delayed getting there. ”Sarah is the heart of Roseneath Guest House, warm, friendly, helpful, funny and blessed with wonderful stories. For a non-driver with a heavy luggage the climb up the hill can be a challenge, but since you reach The Roseneath, Bill helps carrying your luggage up to your room. I also like a log in the "Blue Teddybear"-room and enjoyed a delicious and hearty cooked breakfast (awesome black pudding!) seasoned with Sarah's wonderful stories. ”Beautiful hotel not disabled friendly. Food is excellent and staff friendly.”

”We did not expect mutch but still they disappointed us. Hotel is shabby and outdated. The hotel is next to quite busy road and you can hear the traffic in the room. The traffic lasted about until midnight and started at six am. Also you can see lights of the passing cars from windows and there's no curtains to block the lights and cold air outside. Because of this room was really cold also. Rooms aren't really dirty but they aren't clean either. Breakfast was food, not bad but not good...

”Nice facade - but most rooms are in a horrible concrete block behind the old nice building. Breakfast was excellent, and they offered high cuisine dinners, which we didn't take as the beach is offering seafood restaurants. SItuation is good, a 10 min walk to center.”

”Such a disappointment, the room was small and old fashioned. Very little space for two people, and damp in the atmosphere. Towels never dried and had to shower and air dry as gettibg dried with a cold damp towel was no fun. Check in security was pior, anyon can just walk in and pick up keys to a room , no staff around and when you rang the numbers for contact there was no answer from all three!”

”Been using the Royal for years. Staff always good and attentive. Breakfast is more than adequate. Hotel itself is warm and clean; could do with a little tlc though. Car parking can be a challenge! Oban, generally, is a nightmare to find a spot to park a car.”
