Because of the natural setting and seasonal climate, there are some important things guests should understand prior to booking. Mountain & Outdoor Environment:
-This property is located in a wooded mountain environment rather than an urban setting. Guests should expect natural outdoor conditions including: Wildlife sightings, Uneven terrain and natural landscaping, Insects common to the Ozarks, and Seasonal weather changes. These natural characteristics do not qualify for refunds or discounts.

Seasonal Insects:
Homes in the Ozark region may experience seasonal insects, especially during fall months. Examples include: Asian lady beetles (often mistaken for ladybugs), Ticks, Mosquitoes, Other common woodland insects. Our homes receive regular professional pest control, but no pest service can eliminate insects completely in a wooded mountain environment. Guests may occasionally see insects inside or outside the home. This is normal for the region and does not qualify for refunds or compensation.

Amenities:
Certain amenities may occasionally be unavailable due to weather, maintenance, or seasonal operation. Examples include: Swimming pools (seasonal), Hot tubs or spas (periodic maintenance), Outdoor fire tables or grills, Community amenities such as pools or courts. Only 1 propane tank for fire tables is provided. While we do our best to keep everything available, amenities are provided as a courtesy and cannot be guaranteed. Temporary closures do not qualify for refunds.

Pool & Hot Tub Safety:
-Use is at your own risk.

Our home is professionally cleaned between guests. Because of the wooded environment leaves, pollen, or insects may occasionally appear on decks/outdoor spaces. Outdoor areas are subject to natural conditions.

This home is intended for respectful guests who will care for the property. Guests may be responsible for damages, missing items, excessive cleaning needs, and violations of house rules. We reserve the right to report damages and pursue reimbursement through Airbnb.
