The Space:
Soft morning light spills across the open gathering spaces as you step inside, inviting you to unwind with family or friends. The calm, warm air of central Florida drifts through the villa, making the private pool and hot tub feel inviting any time of day. You’ll find multiple lounges where you can spread out, settle in, and make the home your own while the nearby theme parks buzz with excitement.
Sleeping arrangements
Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs. The rooms feature several king beds, rooms with two single beds, rooms with double beds, and a bedroom that includes three double beds and a baby crib. One upstairs bedroom offers a Jack and Jill layout, giving everyone a comfortable place to recharge between outings.
Living spaces
Two living areas provide ample room to gather, watch TV, or simply enjoy each other’s company. A dedicated game room and a private movie theater add extra options for low‑key evenings or shared downtime. Air conditioning and heating keep the indoor environment comfortable, and the home supplies towels, bed linens, a washer and dryer, a hair dryer, and an iron for added convenience.
Outdoor living
Step onto the patio to find a private pool with optional heat and a hot tub, perfect for a refreshing dip or a relaxing soak under warm Florida evenings. A BBQ grill and outdoor seating create flexible spaces for meals or casual time outside, while the surrounding landscape offers room to sit back and enjoy the surroundings.

The full kitchen is equipped for preparing meals of any size, with plenty of counter space, storage, and appliances. Indoor and outdoor dining areas let your group share meals wherever you feel most comfortable, whether gathered around the kitchen island or beneath the patio canopy.

A private entrance with a smart lock and free on‑site parking make arrivals simple. Wifi and a dedicated workspace support guests who need to stay connected. The villa is pet‑friendly, welcoming your furry companions without extra hassle.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
