* Any departure after 10 am, without prior coordination, will be charged $15 for every 15 minutes. If your departure delays the arrival of my next guest, then you will be charged $200 for their inconvenience. Should the guest choose to stay in a hotel for the night, then you will be required to pay the amount of their hotel stay not to exceed $200.

* Any excessive cleaning of the property (i.e. washing comforters, mattress pads, stain removal, garbage removal, washing dishes or anything to be determined by the cleaning crew to be beyond light cleaning), will be charged a fee to be determined by the cleaning crew.

* Bath and pool towels are provided for your use during your stay. If you take them home, those items will be charged to your deposit at a cost of $20 each.

* Do not unplug hot tub. The hot tub is not a kiddie pool and must remain at 100 degrees minimum. Additional fine will be assessed for hot tub cleaning/servicing due to unplugging.

* Hot tub cover should remain on while not in use.

* Do not move bedroom furniture. We are not liable for any injuries caused by moving furniture around.

* Absolutely NO SMOKING anywhere on the premises (inside or patio). If evidence of cigarettes or smoke is found on property, an additional $350+ cleaning fee will be charged.

* Use of illegal substances are strictly prohibited. Authorities will be contacted.

* Access to entire home except utility closet in master bedroom closet. (Door is secured with locks.)

* We reserve the right to terminate your reservation and ask you to leave the property should you break any of the house rules.

* Please notify us promptly of any spills/stains to carpet or linens so that we can help minimize/avoid permanent damages and help you avoid additional charges.

* Please keep a close eye on children! Although our home is kid friendly it is not child proofed. Children should not be left unattended in back patio. Feel free to move any object that may be breakable and/or potentially harmful out of reach of children (examples: plug-ins, candles, glass decor, cleaning products etc.)

* Please make sure the front door is completely closed and you press the lock button or turn the knob to locked when you leave or enter the townhouse.

* Do not feed wildlife.

* MUST BE AT LEAST 21 TO BOOK!
