Welcome to our spacious 9-bedroom, 5-bath private villa inside ChampionsGate Resort, one of Central Florida’s most popular vacation communities in the Orlando / Davenport / ChampionsGate area.

This home is designed for large families and registered groups looking for space, comfort, entertainment, privacy, and resort-style amenities near Walt Disney World, Universal Orlando, SeaWorld, golf, shopping, dining, and Central Florida’s top attractions.

The property offers a private screened pool area, attached spa, in-home arcade/game spaces, themed bedrooms, multiple living areas, full kitchen, Wi-Fi, laundry room, and access to shared resort amenities subject to community/HOA rules.

PROPERTY OVERVIEW

This two-story villa includes 9 bedrooms and 5 bathrooms, offering space for up to 20 registered guests. The home is ideal for family vacations, multi-family stays, golf trips, and Central Florida getaways.

Guests can enjoy spacious living areas, a fully equipped kitchen, private screened pool area, attached spa, themed bedrooms, and indoor entertainment spaces designed for both children and adults.

BEDROOMS & SLEEPING ARRANGEMENTS

The home includes 9 bedrooms designed for guest comfort and flexibility. Several bedrooms include king or queen beds, and select bedrooms are themed for children and families.

Each bedroom may include features such as TVs, storage space, and vacation-style décor. Sleeping arrangements are designed to accommodate registered guests only, and occupancy limits must be respected at all times.

BATHROOMS

The home includes 5 bathrooms with showers and/or tubs depending on the layout. Towels are provided for guest use. Please note that washcloths are not provided as a standard amenity.

ENTERTAINMENT & LIVING SPACES

Entertainment is one of the main features of this home. Guests may enjoy multiple living areas, large TVs, open gathering spaces, themed rooms, arcade/game spaces, and family-friendly entertainment areas.

The game and arcade features are provided as additional entertainment amenities. While we maintain them and do our best to keep everything in good working condition, we cannot guarantee that every game, machine, or entertainment item will be fully operational at all times.

PRIVATE POOL & OUTDOOR LIVING

The home includes a private screened pool area with an attached spa, outdoor seating, and space to relax after a day at the parks, golf courses, shopping, restaurants, or resort amenities.

Pool heat is an optional extra service and is not included unless requested and paid in advance. The pool and attached spa use the same residential heating system. The attached spa is not a separate hot tub or jacuzzi.

Pool heat must be requested at least 48 hours before check-in and is typically arranged for the full stay. Once activated, pool heat is non-refundable. Maximum temperature is approximately 80°F, designed to feel comfortably warm, not hot. Heating performance may be affected by outdoor temperature, weather, and normal residential equipment limitations.

A BBQ grill may be available as an optional extra service. Grill service is not automatically included and must be requested and paid in advance so we can coordinate setup, cleaning, and propane when applicable.

KITCHEN & DINING

The villa includes a fully equipped kitchen with appliances, cookware, dinnerware, utensils, and basic kitchen essentials. The kitchen is designed to make meal preparation convenient for families and groups during the stay.

Please note that this is a short-term rental vacation home, not a hotel. We provide a basic starter supply kit to help guests begin their stay, but we do not provide unlimited supplies, daily housekeeping, daily restocking, food, drinking water, ice, paper towels/Bounty, or washcloths.

Guests are responsible for purchasing additional supplies, groceries, snacks, beverages, drinking water, ice, toiletries, laundry products, and personal items needed during the stay.

For guest safety and sanitation reasons, the refrigerator water and ice dispenser are disabled.

CHAMPIONSGATE RESORT / COMMUNITY AMENITIES

Guests may have access to ChampionsGate Resort / Oasis Club amenities, which may include resort-style pools, lazy river, waterslides, splash areas, tiki bar/restaurant, fitness center, movie theater, arcade areas, sports courts, golf nearby, and other shared resort spaces.

Important: All clubhouse, resort, gate, security, parking, and community amenities are managed by ChampionsGate Resort and/or the HOA, not directly by us. Access, operating hours, availability, capacity, maintenance closures, weather-related closures, security procedures, and community rules may change without prior notice.

LOCATION

The home is located inside ChampionsGate Resort in the Orlando area, near Walt Disney World, Universal Orlando, SeaWorld, golf, shopping, dining, supermarkets, and major Central Florida attractions.

Travel times may vary depending on traffic, weather, events, road conditions, and season.

PARKING / GATE ACCESS / HOA RULES

This is a gated resort community. Guests may be required to provide guest/driver information before arrival and show valid photo ID at the gate.

Parking/access is limited by HOA/community rules. Extra vehicles, last-minute visitors, or missing information may cause delays or denial of access, especially after business hours, weekends, or holidays.

Only registered guests and approved vehicles/drivers are allowed. Any extra visitors, vehicles, or changes may require HOA/management approval and cannot be guaranteed.

IMPORTANT INFORMATION BEFORE BOOKING

Please carefully review the full listing description, house rules, extra services, fees, HOA/community rules, parking limits, pool heat/grill policies, and all other conditions before booking or confirming your stay.

No smoking or vaping inside the home, garage, game room, bedrooms, bathrooms, or enclosed areas. Any evidence of smoking, vaping, odor, ashes, burns, or smoke-related damage may result in additional cleaning, deodorizing, repair, or damage charges through the platform.

No pets are allowed, except as required by applicable law and platform policy. Unauthorized pets, animal hair, odor, stains, waste, or pet-related damage may result in additional cleaning or damage charges.

Parties, events, catering, buffets, unauthorized gatherings, loud music, or disruptive behavior are not allowed. This home is located inside an HOA community with rules regarding noise, parking, visitors, gate access, and community behavior.

Guests must be at least 25 years old to book the property.

CLEANING FEE / EXTRA CLEANING NOTICE

The cleaning fee covers a standard turnover cleaning after normal use of the property. It does not cover excessive mess, trash left throughout the home, food spills, stains, moved furniture, excessive dirty dishes, tape on walls, confetti, glitter, decorations, smoking evidence, pet-related cleaning, party-related cleanup, biohazard situations, damages, missing items, or any condition requiring additional labor beyond a regular cleaning.

Any excessive cleaning, damages, missing items, stained linens/towels, or additional services required after checkout may be documented and charged separately through the booking platform.
