We have 3 (4) bedrooms elite villas right next door to each other to accommodate large groups or multi-families! You get it all with this 4-bedroom villa! Attractive upgraded 4BR/3BA town home located on the popular Regal Palms Resort with 2.5 acre water park with water slide, resort pool, and lazy river children’s pool, adult pool, hot tub and much more. This resort has something for all age groups and caters to everyone. Regal Palms Resort and Spa is the place to be while in the Sunshine State! Furthermore, this home has updated furnishings, upgraded kitchen and bathrooms, new hardwood floor, patio, plus driveway for two cars.

SPACE:
Brand new furniture in all rooms, new appliances in the kitchen, and new hardwood floor and tile throughout, providing a fresh, clean, new look. The unit has been completely redone from head to toe, it's brand new!

ENTRY:
✤ The property has wide entryways and doorways. We have a gate to access this unit with 24 hour security and you may need a key fob.

LIVING ROOM:
✤ The living room and dining room furniture include leather, so the house stays hygienic as we all prefer to stay somewhere very clean. We know the joy of flipping on your favorite shows after a long day, which is why we’ve equipped the living room with a 50' Smart TV with more than 300/HD channel. Grab a seat on the plush living room sofas, kick up your feet, and let loose. The living room has couch, sleeper sofa, chairs, coffee table, side tables, TV stand, Smart TV, lamps and decoration. This town home is also equipped with FREE WiFi, a highchair and pack n' play for your little kids and has everything you'll need for a comfortable stay.

BEDROOM:
✤ It's a 4 bed 3 bath that offers 1 king, 1 queen, 1 bunk bed and 2 single beds with bed frame, mattress/box spring, nightstands, dressers, lamps, ceiling fan, smart TV, mirror, decoration, trash can, mattress pads, bed-bugs protectors, 4 sheets and pillows for each bed, 2 blankets and 2 bed cover (duvet only) per bed and extra blankets and pillows. Sleeps a maximum of 8 guests plus a baby (occupancy is strictly enforced). All bedrooms have 30' LED TVs for everyone’s convenience. In addition, our master bedroom also has a bathroom.

KITCHEN:
✤ The kitchen is a self contained kitchen with all your comforts from home. It is fully equipped with refrigerator, stove, oven, dishwasher, microwave, coffee maker, brita pitcher + filters, plates, bowls, glasses, coffee mugs, silverware, set of knives, dish towels, sponges or dish cloths, hand soap, cooking oil, salt and pepper, paper towel holder, dish washing liquid, dishwasher tablets, trash can & garbage bags and step stool.

BATHROOM:
✤ We always makes sure that the bathroom is sparkling clean. This also provides handheld shower head, hair dryer, trash can, mirror, decoration, bath mat/rug, toilet paper, facial tissue, hand soap, laundry detergent, Dove body wash, shampoo, conditioner, body wash, trash can, hair dryer, air freshener and 4 sets of towels, hand towels, and wash cloths for each guest.

GUEST ACCESS:
You will have complete access to the 1,492 square foot space. It is a pure luxury for your ultimate dream vacation! Please, make yourself at home.

This elegant 4-bedroom Florida town home nestled in the popular 5 star gated Regal Palms Resort! Just a short drive from Disney World and all main attractions, this resort also features a pool, lazy river, water slide, pool bar, grill, spa, gym, ice cream parlor and other amenities! Our home is located just minutes away from Disney, Universal Studios and top tier Golf Courses! Come in and enjoy your stay in our mini version of Neverland, where you never have to grow up and anything is possible! :)

GETTING AROUND:
We are situated just 2-minute walking distance from the pool and amenities. We are also within walking distance to a plaza which includes Publix grocery store, restaurants and shopping. Only a short distance from all major attractions - 8 miles from Disney, Regal Palms offers all there is to want and need when vacationing to Florida. Our home will provide the perfect place for new memories with family and friends.

When you have had all of the fun you can at the parks, take some time to enjoy the resort facilities. The resort features a lazy river, heated pool and waterside with an outdoor tiki bar for adults to lounge out and enjoy tropical drinks made by our mixologist. Enjoy a fun game of beach volleyball or partake in a day at the spa. If you’d like to get a workout in there is a full gym with a spa or you can play 18 championship holes at nearby Highlands reserve golf course.

RESORT FEE:
✤ Pre-paid by host. Guest will not have to pay a resort fee.

SUPPLIES:
✤ We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.

PARKING:
✤ No street parking, please. You can park in front of the parking space of the condos. Free parking and spaces for up to three vehicles with your stay.

WIFI ROUTER:
✤ It is located on the first floor - on the television cabinet.

WASHER AND DRYER:
✤ It is located on the first floor. The washer and dryer coin is also activated.

FIRE EXTINGUISHER, FIRST AID KIT AND SMOKE DETECTOR:
✤ It is located in the kitchen.

SAFETY CARD:
✤ We have a safety card with all emergency information (911, local hospitals, emergency exit instructions, etc.) listed.

STARTER PACK:
✤ Disinfecting wipes, kitchen disinfectant, glass cleaner and surface cleaner will be included in your stay.

COVID-19 RESPONSE:
✤ Our home is cleaned with seventh generation sustainable cleaning solutions. A sustainable plant based cleaning product that has 99.99% disinfectant claims. Their disinfectants are registered with the EPA and have been applied on list N to use against the COVID-19 virus. A clean you can trust!

HOUSE RULES:
As a host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. REGAL PALMS ENTRY:
✤ Please note that upon arrival. Check-in at the lobby is required, and need to present one valid ID to get wristbands. No compliance may result to no entry.

SECURITY DEPOSIT:
✤ It will be returned after no damage is found. We may also charge an additional cleaning and damage fee if the repair and replacement is more than the said deposit amount.

NO UNREGISTERED GUESTS ALLOWED:
✤ All guests must be registered and acknowledged. No more than 8 total guests.

TRASH:
✤ Trash must be bagged and placed in a bin/can in the back. Trash is to be emptied into the receptacle located in the backyard. It will be collected throughout your stay. We humbly request to put your garbage inside the trash bag provided before throwing them inside the bin or else the resort's garbage collection will not pick up the bins (if we have to send someone to bag the loose trash, there is a charge of $30).

SMOKING:
✤ There is NO SMOKING of any kind inside the house. If you need to smoke, please step out back. Extra cleaning fees to remove odor, cigarette butts and stains may be applied.

PARTIES:
✤ If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges.

PETS:
✤ Unfortunately, we do not accept pets in our property. We are animal lovers ourselves and absolutely adore pets. But sadly, some guests are allergic to animal hair and it can have disastrous consequences.

QUIET HOURS:
✤ Please keep the noise to a minimum after 10:00 PM. The city and HOA have a strict "No noise" ordinance from 10:00 PM - 08:00 AM. Any fines issued for violating the ordinance will be paid for by the guests, and may result in court costs, legal fees and/or jail time. Guests found in violation will be asked to vacate the property and not given a refund, no exceptions.

CONSUMABLES:
✤ Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests, if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

OTHER:
✤ Please do not re-arrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear will be charged to you.
