The city of Palm Springs requires a signed rental agreement. The contracted renter must be 25 years old and be staying at the property every night.
Per the city of Palm Springs, all guests will be required to sign the city's Good Neighbor policy form upon arrival in a face to face meeting.
Absolutely no music outside at any time of the day or night. Music outside can result in a $500+ fine from the city and eviction with no refund.

The location is excellent, just two blocks from the heart of downtown Palm Springs. The apartment was well furnished and immaculate. The only downside was that the furniture in the living room was not particularly comfortable.

Great condo! Excellent location for walking to downtown stores, restaurants and bars. Condo was very clean & well stocked. No surprises-it was exactly as advertised. Mike, the property manager was great. He communicated with us before, during & after our stay. Great guy! Pool & tennis court area very nice & clean. We would definitely book again!

Very quiet property, a great pool

Biarritz is a safe, quiet property that has beautiful surroundings. We found it very easy to walk to the downdown area in a short period of time.We enjoyed the pool, temperature was perfect.

We stayed for a month. The Biarritz is an excellent location if you want to be near downtown. It’s also close to the stadium if you enjoy watching California Winter League Baseball.Mike was a very responsive host and answered all of our texts immediately.The kitchen was a little short on utensils and decent cookware and glassware. Also the units assigned parking spot was not made available to us and we had to park in the open public spots.That being said we have rented it again for next year.

Modern Condo near Downtown

Modern and well appointed condo located within walking distance of downtown PSprings. Still pretty quiet, especially if doors are closed. Has a better sized pool than most complexes. Could use a bit more lighting and kitchen items as discussed with manager. Those will probably be in place soon. Enjoyed our stay very much, thank you

Good location

This is a nice condo complex with a large heated pool and tennis courts. It is in easy walking distance to shops and restaurants in downtown Palm Springs. One minor issue was the unreasonably high threshold to the walk-in closet in the bedroom. One has to be careful not to trip over it. The unit is nicely remodeled and has everything you need. The living area is a bit dark; it faces he staircases. The bedroom, in contrast, is very bright with nice view of the mountain. A reverse floorplan would be better but almost all units in the complex are similar to this. Overall, it is a nice place to stay for a week.

Great place barely off the beaten path....

If you are looking for a great place to stay when you are visiting Palm Springs proper (meaning you want to be close to the main strip), this is your place. Mike was awesome but Palm Springs does have very strict rules so know going in that compliance is mandatory or else we won't have places to stay in Palm springs. Condo was fresh, clean, comfortable, adequately stocked with necessities. Bed was comfortable. We will definitely look to stay here in the future.

Great location

The condo is small but efficient with a newer bathroom and kitchen and comfortable bed. It is just a few minutes walk to all restaurants up town. The pool Is nicely heated and never crowded. This our fourth stay at the Biarritz and Michael is a very responsive owner

Great condo near downtown Palm Springs

My wife and I stayed here over New Years 2024. The condo has everything we needed and the check-in process went smoothly. Mike was clear and informed us of the strict noise policies, which worked, since outside of street noise, the condo was silent during our stay. The best part is the location - only a short walk to downtown. This property is perfect for a couple wanting to enjoy the fun of Palm Springs and return to a clean and quiet place to rest.

Great weekend

Condo was beautiful- we appreciated how clean and furnished it was. The layout was perfect for us for our trip. We took advantage of the kitchen, both balconies and the pool. The location was great. Close enough to walk to town for shopping, meals and bars. Far enough away so it was quiet. We are talking about making it an annual trip.

Enjoyed out Stay

This is a lovely renovated unit! Perfect for a couple. Walkable location to downtown. Very clean and nicely stocked. We stayed for 10 days and enjoyed the pool and hot tub. Only comments are that there is not a BBQ nor a drip coffee maker but there is a Keurig coffee. Also, there is occasional loud noise from the traffic on Ramon but the owners can’t do much about that!

Awesome property

Loved this condo, perfect for 2 people. 2 balconies so sun or shade when you wanted and Mountain View from one. Nice pool an hot tub. Best is location, walk to so many shops and restaurants. I will rent this again!

One of the Best!

This apartment was perfect in every way. Location, cleanliness, furnishings, and kitchen were everything we could have asked for. The big bonus is Mike the property manager. He could not have been more helpful.
