Clean, bright, and fresh, Benoit Carriage House is a cozy Rosemary Beach flat with a location that’s tough to top. Located only one block from the bustling town center and a quick stroll from the beach, this comfy and welcoming carriage house is ideal for small families and couples. You’ll be within walking or biking distance of several picturesque parks and glittering community swimming pools, and have a peaceful and charming space to call home.

Benoit Carriage House features a vaulted ceiling and a soaring, arched windows that allows plenty of natural sunlight in and adds a lovely feeling of spaciousness. The living area is the definition of laid-back luxury, with a crisp white sofa, two plush armchairs, and a large HDTV sitting on a vintage-inspired sideboard. French doors open to reveal a sun-drenched terrace with a seating area for sipping your fresh mug of coffee each morning.

The petite, L-shaped kitchen area is fully equipped with everything you’ll need to prepare fresh banana pancakes, quick snacks for the beach, or a casual dinner. Sea-blue cabinets provide a surprising amount of storage space, and the glossy quartz countertops are a stylish workspace. Premier appliances include a two-burner range, compact refrigerator, dishwasher, and microwave. A dining table with seating for four sits nearby.

Climb the stairs to the sleeping area, where a luxurious king-size bed is tucked cozily underneath the eaves and is flanked by two reading lamps. Additional sleeping spots include a custom twin-size berth nestled underneath the staircase and the living room sofa which pulls out. The full bathroom features a tub/shower combo surrounded by beautiful hexagon tiles and a porcelain sink with a sleek chrome faucet.

This carriage house shares an outdoor courtyard space with Benoit Cottage, which includes a gas range for grilling fresh seafood or steaks.

Benoit Carriage House sits in the ideal sweet spot of Rosemary Beach, allowing you to park your car in the one garage space and leave it there for the duration of your vacation. Walk everywhere from your front door— including local cafes, shops, parks, and attractions— or ride the provided bicycles. The pristine sandy shores and emerald-green waves of the Gulf of Mexico are also only a short stroll away. Choose to spend your afternoons by the pool or on the sand and your evenings enjoying a delicious dinner and live music in the village center— the ideal, relaxing, 30A vacay is all here waiting for you at Benoit Carriage House.

Wonderful Stay

Better than the pictures and anything we could have ever expected! We were a quick (minute or two) walk to the beach. The restaurants and Main Street were right there, and we all had such a great time. The house was cozy and fit our family of five perfectly. Although we ate every meal out, the house was equipped with all dishes, silverware, etc needed. We definitely plan to stay in this specific house again and have already talked about making it a yearly tradition.

Dirty sheets - but cute place

Our experience with the house was great other than every single blanket, sheet and pillow case was stained and dirty. They offered new sheets but I declined and bought my own from target, they refused to reimburse me for my sheets though. My thoughts were if these sheets are dirty and stained how would I know the next set was clean. The house was cute and in a perfect location. It was clean other than the sheet issue. Allison B

Perfect beach get away!

This property is so cute and very comfortable! It was my husband and myself, we ended up extending a day! The location is PERFECT! Easy walk to Town Center! Close to beach access E and F. So easy and quick to be on that gorgeous beach. Garage has some beach chairs and lots of kids beach toys. (bring beach towels). We loved the bikes and rode every day. Ate mostly on Town Center and had delicous food every single meal. Walked down the beach to Crabby Steve's and had great lunch! Quiet street at this time of year! We will rent this adorable carriage house again. Oh, I was worried about the loft feeling cramped - NO! Large room with a nice size closet. The steps up and down are nice and wide. The bed and bedding - total comfort! Garage is SMALL! We rented a sedan, and it was a tight squeeze so plan for street parking if you drive an SUV or larger vehicle. Initially I did have trouble with the APP but I phoned and everyone was helpful and able to take care of needs asap.

Our stay was lovely! We enjoyed the amenities and being so close to the beach with an ocean view. No complaints! We eventually found the washer/dryer in the garage which was a huge plus.

Great stay for our family of 3

This cottage is in an excellent location. It is 1.5 blocks from the main street with restaurants and shops and just a touch further to the beach. It has all you need from cookware, to beach items leftover in the garage, a washer and dryer and a short distance gulf view. Pros: Location is prime without any outside noise. Stocked kitchenware. Spare beach items. Gulf view. Private balcony. Ice maker in freezer. Bed was comfortable. Sound machine and fan for loft. Washer and dryer. Outdoor shower. Twin bed built-in was great for toddler. Cons: The cottage does not have blackout shades anywhere, so plan on a bright awakening. The upstairs king bed loft area is noisy if others are awake downstairs with tv on. The stairs are dangerous (both up to the cottage and to the 2nd floor loft). The bathroom needs a deep clean and update: missing shelf, shower head sprays everywhere over curtain, floor tile grout and trash can was filty, bath mat was so disgusting. Very little storage in bathroom. Couch and pillows had tears. Dead bugs in twin bed light fixture. A/C return was filthy. The rental company provided excellent communication and info through their app. We had no issues that directly affected our stay other than items that just haven’t been maintained. Hopefully the items will be addressed for future rental stays as the property is really adorable and super convenient. Just needs a little extra TLC. Look forward to another Rosemary vacay in the future.

Romantic Getaway

This place was perfect for a romantic getaway! We were originally going to stay at The Pearl but couldn’t get a room with a view. This was the perfect alternative even better I think. I loved that we had peekaboo view of the Gulf from balcony! So close to beach and The Pearl. We did not rent a car and used Uber to get to and from the airport and to and from Seaside one day with ease even though we heard Ubers could be tricky. We set up our airport Uber ahead of time with the Uber driver we used for Seaside(highly recommended) We used the bikes provided every day to get to shops/restaurants in Rosemary, Seacrest, Alys, and Inlet Beach. Poscado for brunch and also cocktails in evening, The Citizen, George’s, Cuvée, Gallion’s and Paradis for dinner(Citezen was our overall fave), and Canopy Road Cafe for breakfast. Property manager was great- he helped us with the ice machine which was a simple setting fix. We loved our time here!

Perfect Rosemary Beach Carriage House

Everything was perfect for our party of 2 adults and 1 year old daughter to stay. Location is great both for beach and downtown Rosemary Beach. Comfortable bed. Very clean. The outdoor shower has hot water and a handheld wand as well as a regular shower head. This made it easier to pinpoint your sand rinse with warm water. Appliances and kitchen are clean and functional. We enjoyed reading books and drinking coffee every morning on the balcony. You can see the water from this tranquil perfect location. No complaints. The beach walkovers are very convenient from this place. As other reviews have mentioned the garage parking is for a smaller vehicle but there was nearby, ample street parking for our larger vehicle. We still enjoyed having the garage space for our extra stuff like coolers and beach chairs. We would stay in this place again next time we stay in Rosemary Beach. Additionally, 30A Luxury Vacation Rentals was very responsive and informative.

Utterly awesome

There is nothing to worry about here, everything was perfect, very high quality in every way. One thing to note is the garage size…I drive a jeep grand Cherokee and was able to make it in, but it was by inches…any of those huge sized SUV’s or trucks probably wouldn’t fit…though I believe they have street parking available in that case. It’s a fantastic place though, you’ll be very lucky to have the chance to stay there.
