July beach trip

I read the reviews a few weeks before our trip and saw the complaints about the condition of the house. After having stayed there last week, I will acknowledge that the house is old and there are some updates that can be done. However, those issues did nothing to diminish our stay. The location is second to none in terms of access to the beach (just mere steps), the view and the convenience to restaurants, groceries and other shopping. In short, it was a great trip and we are likely to stay at this house again.

Unresponsive, Cranky Owners; Meh Accommodations; A+ location

The good: the location is fantastic. Gorgeous beach and you walk right onto it. The so so: the decor is VERY dated as is the furniture; Property managers were pleasant to deal with but slow on the response. The bad: the owners are unresponsive (sent a message requesting a modification of our stay on April 10; sent a reminder on the 13th; finally on the 21st I had to call the property management company to process the request) and cranky; one of the king size beds upstairs is so hard it's not habitable; the ceiling fan in the downstairs bedroom is hung so low it's a safety hazard for anyone over 5'11"; there were small things like no toilet paper holder, etc. If you're looking for luxury this is not your place.

The Location is all you are paying for.

The house is so outdated it’s sad. The house moves when someone walks up the ramp outside and on the patio. The owners need to put some serious love into this house. I am not going to say much more, management company should say something to the owners.

Great location

You truly can’t ask for a better location, super quiet, everyone in the neighborhood was very respectful and having a private beach is always nice. The house needs some work. The flooring in the bathroom needs to be replaced asap, it was covered with a rug unknown if intentional or not, the tile throughout the house is cracked and loose in areas. The carpet in the upstairs has a weird musty smell. There were a few spots we noticed that had mold on the walls/ceiling. The floors and walls need a good deep clean as there were dirty hand prints / food splashed on them. We did have a little problem with having roaches in the house the last day. However, management was extremely quick to respond and let us know they scheduled pest control to come out. Management was also in contact with us daily to make sure there was nothing we needed, which was a plus. All in all, it’s a decent place to stay for the location. If the house receives its needed repairs and maybe a little sprucing up, we’d be booking yearly.

Technology is great when it works

Major issues with front door lock. Had to have maintenance let us in twice. Once upon arrival which took us an hour to get into the property and another time when the door locked us out due to battery failure. Washer did not spin out water from the clothes. Dryer had issues drying. The deck needs major repairs. And not just the railing and current project that was going on. Disappointed we had to look through caution tape and security boards nailed up on the main viewing area on the deck. Needs general maintenance like paint, light bulbs, cabinets, windows and glass doors cleaned! Location is great. The sound of the waves and walks on the beach were awesome. Overall a great time with family. P.S. check for cockroaches. A large one was at the kitchen bar when we checked out.

Please please read comments before staying

The management company was always responsive. The views are amazing but the “private beach” is not enforced and you need to get there early to get seating. The house itself needs a lot of work. There is mold coming out of 50% of the a/c vents, there is also mold coming up the wall in the dining room. The dishwasher racking never shut properly or sat evenly in the machine so we couldn’t use it. The dryer worked but needed to run 3 times to dry the load. Of the 3 TVs in the house one worked properly which was the living room. The outdoor shower has junk/chairs/umbrellas so it was not really usable. The bike area was completely full of junk which made the bikes nearly impossible to get out. The grill has a back leg missing and we couldn’t use it either. The deck railing is in very bad shape and there was multiple chairs and umbrellas chained to the deck making it a bit difficult to go up and down the steps. Under the back deck is a ton of trash and what looked like beach toys/chairs that are broken and left maybe from other renters. The outlet under the tv is completely out of the wall and in the master shower there is a broken tile with a razor sharp piece of metal coming out which caused a bad cut for us. The tile in the bathroom is loose and rocks back and forth every time you step on it. The upstairs floor vent is completely bent in and sharp and one of the chairs on the deck is broken. Over all great view, I would not recommend the home.

Best location!

Is this the fanciest, most beautiful house on the beach? No. It could use some TLC. Some doors are hard to open (or don’t open at all), the outdoor shower can’t be used because the door is rotted, the deck railing looks a little unstable, and some things are a bit wonky. BUT, the location is completely amazing. Having a gorgeous private beach in the midst of tons of people on both sides made this perfect. The house is close to everything and very convenient. Manage your expectations about the house and you will have an incredible time.

Location. Location, Location

You just can't beat the location of this property. The sand on the beach is like white powder. It is so fine it squeaks when you walk! The water is clear. Some days had bigger waves, which was good for boogie boarding. Other days had hardly any surf at all. There are some boogie boards and floats under the house for you to use, so no need to bring your own. There are beach chairs available also, but they looked old and rusty. Probably best to bring your own. This area was not crowded. Looking right and left down the beach, you could tell it was much more crowded in both directions. It is a great beach for the family. I didn't hear a single curse word all week. If you are looking for a party beach, this is not the place for you. The house is very charming. It is older than some of the others that are in the area, and might have a couple of little quirky things about it. But it has everything you need. And it all works. I will give examples of the quirky things that, in my opinion, did not distract from the charm of this quaint little beach house. For one, you have to hold down the handle to flush the toilets. No big deal, right? Also, it takes forever to dry your clothes in the clothes dryer. I think the main dryer vent that leads to the outside of the house needs to be cleaned out. But the dryer works, and I am not the one paying the bill for having to run it for an hour and a half so I won't complain about that. The pantry and laundry room doors didn't like to cooperate. But were functional. The outdoor shower was full of beach chairs and floats so you can't use it. But there is a water hose on the deck to rinse the sand off your feet before going into the house. That's all you need anyway. So again, not a deal breaker. The air conditioner works well. We were never hot inside the house. The beds and pillows were comfortable, in my opinion. There is a house that is being built next door. They were putting in the windows the week we were there (July 12- 19). Not a lot of noise, but some. They were hardly ever there working on it. There is a sweet cat that likes to hang out on the porch. We called it Rascal all week. Our girls enjoyed feeding it and petting it. We have 2 cats at home, so Rascal was a good substitute. He likes salmon, tuna & filet mignon. Ha ha! I used Shipt.com to order groceries and had them delivered straight to the house. I recommend The Terrace Restaurant, just down the road, for dinner.

Fantastic Beachfront Location!

We loved our recent stay at Sun 'n Surf! You cannot be any closer to the beach than this house at Inlet Beach. We also liked the fact we were less than a 5 minute bike ride in to Rosemary. We will definitely stay here again.
