The chef’s kitchen features new appliances, granite surfaces, and an expansive island that invites connection over fine meals and conversation. With a freezer and a designated cocktail station, the kitchen allows easy access to host a wonderful meal or gather for cocktail hour before dinner reservations.

Dining Area/Living Room:
Adjacent to the living room, the dining area features a beautiful wood table with seating for 8, making it ideal for family meals or gatherings with friends. The living room features a plush sectional that can sleep two extra adults with a 55` Smart TV, making it perfect for family movie nights.

King Suite 1 ( Top floor): The crown jewel of the home, this luxurious suite features a plush king bed, a private deck with a large Smart TV. The spa-inspired en suite bathroom offers dual vanities with under-cabinet lighting, and an oversized walk-in glass shower.

Guest Room 2 (Main - floor): Adjacent to the living room, this room has a queen bed, end tables and access to a full bathroom just out its door.

Kings Suite 3 (Bottom Floor): This room has a king bed, walk in closet, end tables, and ensuite bathroom.

Kings Suite 4 (Bottom Floor): This bright and inviting suite offers a King bed with premium linens and a closet with ensuite bathroom.

General House Etiquette:
Please treat the home with care and respect throughout your stay.
Quiet hours are from 10:00 PM to 8:00 AM in accordance with community policy.
Smoking, vaping, parties, or unauthorized events are not permitted.
Only registered guests are permitted on the property.

Occupancy:
Your confirmed reservation reflects the total number of guests permitted to stay in the home. Unauthorized overnight guests may result in additional charges or cancellation of the reservation.

Local Ordinance and HOA Compliance:
Guests must adhere to all HOA regulations and Summit County ordinances, including those related to parking, occupancy, and noise. Any violation of local laws or community rules may result in removal from the property and forfeiture of all payments.

Pet Policy:
At this time, we are unable to accommodate pets without prior approval. We appreciate your understanding as we preserve the home’s condition for all guests. A $500 fine will be applied for any violation of this policy.

Parking:
Parking is available in the garage and in overflow areas located in three designated sections of the community, as shown on the parking map in your guide. Parking in the driveway is allowed but parking on street is prohibited, and vehicles in violation may be subject to towing or HOA fines.

Check-In and Check-Out:
Check-in begins at 4:00 PM and check-out is at 10:00 AM. Early arrival or late departure may be available upon request for an additional fee and must be confirmed in advance. Before departure, please:
Turn off all lights, ceiling fans, and fireplaces. Ensure all windows and doors are locked. Follow check-out instructions, return items to their original places, and dispose of trash properly.

Internet and Streaming:
High-speed Wi-Fi is provided for your convenience. Please note that service may occasionally experience interruptions beyond our control. We are not responsible for outages, disruptions, or third-party service delays. Guests are asked to log out of all personal streaming accounts prior to departure.

Fireplaces:
Fireplaces operate by wall switch or remote control. Please turn them off when not in use and never leave them unattended. Do not place any items or materials near the fireplace, and do not use it for cooking or burning wood.

Trash and Recycling:
Trash and recycling bins are located outside by the parking lots in the communal facility. Please place all waste in the designated containers. Do not leave trash or recycling outside or in shared spaces.

Balconies and Patios:
To maintain the appearance of the community, please do not hang towels, clothing, or decorations from balconies or railings. Personal items such as skis, bikes, and toys should be stored indoors.

Outdoor Amenities and Care:
Patio Furniture: Return cushions and covers to their proper places and secure furniture covers.

Snow and Seasonal Notes:
Snow removal is provided during the winter months via the HOA as needed. Use caution on walkways and stairs, as conditions may change quickly.

Safety and Security:
Please do not alter or disable locks, alarm systems, or security devices. Smoke and carbon monoxide detectors are installed for your protection and must not be unplugged or tampered with.

Railings and Windows:
Do not lean or climb on railings or window ledges. Children should be supervised when near balconies or open windows. Do not remove window screens or alter safety locks.

Maintenance and Access:
Authorized staff may enter the balcony or exterior areas for snow service, or emergency or scheduled maintenance. Guests will be notified whenever possible before access.

Hot Tub and Outdoor Use:
Use of the hot tub, grill, and outdoor areas is at guests’ own risk. Children must be supervised, and glass containers are not permitted in these areas.

Mountain Environment:
Wildlife may be present in the area. Please do not feed animals or leave food outdoors. Keep doors and windows closed when unattended.

Damages and Cleaning:
Please report any damage immediately so it can be addressed promptly. Costs for repair, replacement, or excessive cleaning may be charged as necessary.

Lost and Found:
If items are left behind, we are happy to arrange return shipping at the guest’s expense.

Liability:
Luxury Destinations Park City and the property owners are not responsible for accidents, injuries, illness, or loss that occur on or around the property or while using its facilities. By confirming your reservation and occupying the home, you acknowledge and agree to comply with these policies and to use the property and its amenities safely and responsibly.
