**The Space**

The main level serves as the heart of the home, bringing everyone together in one expansive, open-concept living area. The fully equipped chef`s kitchen features premium appliances, generous counter space, and everything needed to prepare anything from a quick breakfast before the slopes to a holiday dinner for the entire group.

Just steps away, the spacious dining table offers plenty of seating for shared meals, while the comfortable living room invites everyone to relax, reconnect, and enjoy time together. Challenge someone to a game of pool, gather around the coffee bar each morning, or step outside onto the deck where you`ll find breathtaking mountain views, a private hot tub with electronic gazebo covering, a gas fire pit, and a premium BBQ grill—the perfect setting for winding down after a day of adventure.

Designed with both groups and families in mind, the home`s flexible layout provides plenty of room for everyone to spread out comfortably.

1. Primary Master Suite

• King bed
• Private ensuite bathroom (the same bathroom can also be accessed from the hallway for other bedrooms if needed)

2. Guest Bedroom/ Bunk Room

• Two twin over queen bunk beds plus a little kids slide/play area


3. Family Suite (Bedroom 3 and 4 )

• King bed
• Children`s room featuring three twin beds

Please note: the children`s room with the 3 single beds is accessed through the king bedroom, making this layout ideal for families traveling with younger children.


The Grand Après offers exceptional parking that`s difficult to find in Park City, including an oversized two-car garage with an 8-foot garage door!

Whether you`re skiing fresh powder in the winter, hiking and mountain biking during the summer, golfing nearby championship courses, or exploring Historic Main Street`s shops and restaurants, The Grand Après places you close to everything that makes Park City one of the country`s premier year-round destinations.

Things to Know

• No pets.

• The wood-burning fireplace is decorative and not available for guest use. You may use the electric or gas fireplaces instead.

• Guests are responsible for refilling propane for the BBQ grill and fire pit if additional fuel is needed during their stay. There is a gas station close by you can refill if needed!

• Two washers and dryers are available for guest use. One of these is a combo washer/dryer unit.

House Guidelines
I’m excited to host you. These simple guidelines help us take great care of the home, respect the neighbors, and ensure a smooth and enjoyable stay for everyone.
1. Local Guests
If you live locally, please send me a quick message before booking so we can briefly connect prior to confirming your stay.
2. Occupancy
The home comfortably accommodates up to 13 registered guests.
If you’re planning to have additional visitors — even briefly — please check with me first.
For safety and insurance reasons, all overnight guests must be included on the reservation.
3. No Smoking
This is a strictly non-smoking property, inside and outside.
If smoking occurs, a $500 per day cleaning/remediation fee may be applied due to odor removal and deep cleaning requirements.
4. Check-In & Check-Out
I’m happy to accommodate early check-ins or late check-outs when the schedule allows. Just send me a quick request in advance.
Unapproved changes that interfere with the cleaning schedule may result in a $50 fee.
5. Quiet Hours
Quiet hours are 10:00 PM to 8:00 AM in accordance with local guidelines.
Thank you for helping keep things peaceful for the neighbors.
6. No Pets
Pets are not permitted at this property.
A $200 per day fee may apply if pets are brought without prior approval.
7. Hot Tub
To help keep the hot tub clean and enjoyable for everyone:
Please rinse off lotions, oils, and dirt before entering
No food or drinks in the hot tub
Use is at your own risk
Children must be supervised at all times
If extra cleaning is required beyond normal service, a $125 fee may apply.
8. Mail & Deliveries
There is no mailbox available for guest use.
For deliveries, please use an Amazon Locker or similar service.
If you’re staying for an extended period and need mail delivered, just message me and we can coordinate options.
9. Reservation Changes
If your plans change after booking, just reach out as early as possible and I’ll do my best to help where I can.
Adjustments to dates or guest count may affect pricing or availability.
Please note that changes removing reserved nights may still follow standard cancellation terms.
10. There is a $150 hot tub gazebo key fee if the key is lost or not returned upon checkout!

These guidelines are just here to help keep the property in good shape and make sure everyone has a great stay. Nearly all guests are wonderful, and when the home is treated with care, I’m very easygoing and flexible. It is my pleasure to host you.
