It comprises a lovely 45 m² living room, a fitted open-plan kitchen, three bedrooms, two shower rooms, and a garden of around 120 m². Wi-Fi (fibre optic) is included – we’re just waiting for you!

The property is laid out as follows:

- A fitted open-plan kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob…
- A shower room (with integrated shower and toilet)

Upstairs:
- A bedroom with a queen-size bed (160x200)
- A bedroom with a pull-out bed (2 single beds) and a study area
- A shower room (with integrated shower and toilet)
- A loft bedroom with two bunk beds (sleeps 4) and a desk area

For even greater comfort, the owners provide the following additional facilities: washing machine, tumble dryer, fan, ironing board.

Outdoors:
- A lovely garden of around 200 m² facing east
- A 25 m² terrace facing east
- A 10 m² balcony facing west with a bistro table.

The house is ideally situated in Perpignan, in a quiet, pleasant neighbourhood close to all the essential shops, as well as numerous boutiques, restaurants, bars and the market.
Just a short walk away, you can enjoy a lovely stroll along the River Têt, perfect for walking, running or simply relaxing.

- The beaches at Barcarès, Torreilles, Sainte-Marie-la-Mer and Canet-en-Roussillon are perfect for swimming, water sports and relaxing days by the Mediterranean.
- Nature lovers can enjoy superb coastal walks as far as Banyuls-sur-Mer, whilst Leucate is a must-visit destination for kitesurfing and windsurfing.
- The nearby Pyrenees offer magnificent hikes in summer and easily accessible ski resorts in winter, stretching as far as Andorra.
- Less than two hours away, Barcelona, the villages of the Côte Vermeille such as Collioure and Banyuls-sur-Mer, and the vineyards of Roussillon offer some lovely ideas for day trips.

The house is situated approximately 5 km from Perpignan-Rivesaltes Airport and 4 km from the SNCF railway station, offering quick and convenient access.
