As the season turns, the magic continues with Gatlinburg's Winter Magic Kickoff, the Fantasy of Lights Christmas Parade (Dec 4), and Dollywood's Smoky Mountain Christmas — six million lights and holiday cheer running through January 3. Outside, wide decks and covered seating bring the hillside setting into the stay, and the swim spa is the centerpiece: a compact pool for cooling off on warm afternoons, with a jetted spa section ready to take over after a long day on the trails or the Parkway. - Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Please have a 4WD or AWD vehicle and carry chains only during heavy snowfall in the winter months. Driveways or roads leading to the property can be steep and will require these.
- This home has a fire suppression system.
- Guests must be at least 25 years old to rent this property.
- The community is currently undergoing active construction. While we aim to provide a peaceful stay, guests may experience occasional noise or activity during daytime hours.
- The main floor is fully wheelchair accessible. The front entry is step-free and wide enough for a wheelchair to roll through, and the main-floor bathroom has a roll-in shower, rails next to the toilet, and a wheelchair-accessible countertop. Upper and lower levels are accessed by stairs.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
