Perched on the hillside in Fernhill, this elevated townhouse takes in sweeping, uninterrupted views of Lake Wakatipu and the surrounding alps from nearly every room.



A short drive from town, it's a warm, well-appointed base. Perfect for families, couples, or groups after a bit of peace with a view.



The Space

Spread over two levels, the home is designed to make the most of its outlook, with two separate decks and double-glazed windows keeping the views wide open while shutting out the cold.



Upper floor: open-plan kitchen, dining and living area flowing onto a deck; master bedroom with dual-access ensuite and deck access via the living area; separate laundry located in the hallway.

Ground floor: two further bedrooms, both with deck access; full bathroom

While the garage isn't available for guest use, there's parking available on the driveway parallel to the garage.



Bedrooms: Three bedrooms, including a master with ensuite, balcony access, and lake views.

Bathrooms: Two full bathrooms

Living areas: Light-filled open-plan living and dining, warmed by two heat pumps year-round.

Kitchen: Fully equipped kitchen with all crockery and cooking essentials to make your stay simple.

Outdoor: Two decks in total.



Bed Configuration

Bedroom 1 (master): 1 Super King, upstairs

Bedroom 2: 1 King bed or 2 Single beds, downstairs

Bedroom 3: 1 King bed or 2 Single beds, downstairs



Standard configuration:

1 Super king upstairs, 1 King and 2 Single beds downstairs



Let us know your preferred configuration at least 3 days before arrival. Changes requested after check-in incur a fee of NZD $100 per bed plus a NZD $10 call-out fee, which covers our external cleaners coming to rearrange beds and fit new linen.



Guest Access

Guests have full use of the property — kitchen, living areas, all three bedrooms, bathrooms, and decks, plus dedicated parking off-street.

The garage is not for guest use, however you can park parallel to the garage on the driveway for parking.



The Neighbourhood

Fernhill sits on the lower slopes above Queenstown, just minutes from town by car, with walking and biking trails right on the doorstep for those wanting to get outdoors.

Good to Know

Location: The property sits on a hill in Fernhill, accessed via a single road

The property has internal and external stairs, and may not be suitable for those with mobility issues.

Extra linen and a mid-stay clean are available for a fee.

Baby accessories (portacot, high chair, baby bath) are available on request for NZD $50.



Please make all requests at least 3 days before arrival, later requests incur an additional NZD $10 call-out fee.



The first round of amenities is complimentary. If you're staying more than 5 days, we'd recommend picking up extra during your stay.



House Rules

Maximum of 6 guests, with children aged 0–2 staying free

At least one guest must be over the age of 22

No pets, parties, or smoking/vaping indoors — and please, no glitter

3-night minimum stay applies during December 20 – January 5

This property is in a residential area; quiet hours run from 10:00 PM to 6:00 AM.
