Living & Sleeping:
The spacious open-concept studio is designed for comfort:
• Rest: A plush Queen bed and a reclining couch perfect for naps.
• Entertainment: A 65” 4K Smart TV and a lift-top coffee table for dinner-and-a-movie nights.
• Spa Bathroom: A true highlight! Features dual vanities, a separate shower, a deep soaker tub for melting stress away, and a massive walk-in closet.

Kitchenette & Essentials:
While not a full kitchen, our well-equipped kitchenette covers all your breakfast and light meal needs:
• Appliances: Refrigerator, microwave, toasterand Keurig coffee machine.
• Essentials: We provide pods, creamer, sweeteners, and full sets of dishware.
• Our Promise: If you need a specific utensil or item to make your stay more comfortable, just ask! We are happy to accommodate reasonable requests.

The "Ranch" Outdoors:
Step outside to our large, shared backyard oasis:
• Private Amenities: Entry, porch, seating area and BBQ.
• Shared Amenities: Enjoy the swimming pool, hot tub/spa, and fire pit.
• Farm Friends: While we don't allow guest pets, we have 4 friendly cats and 25+ chickens (in their own private area) that you are welcome to socialize with! Fresh farm vibes included.

Location:
We are centrally located for both nature lovers and city explorers:
• 4 Minutes: Lake Natoma & Black Miners Bar.
• 7 Minutes: Historic Downtown Folsom.
• 10 Minutes: Folsom Lake.
• Nearby: Easy access to Granite Bay, Fair Oaks, and El Dorado Hills.

Privacy & Access:
• Entrance: You have a completely private entry.
• Connection: The apartment connects to the main house via a set of solid wood double doors. These remain locked and controlled by you from your side to ensure total privacy. There is no access between the main house and the suite during your stay.

A Few House Rules
• This a shared residence please be polite and courtesy of the other household occupants.
• Quiet hours are from 9 PM - 6 AM
• No guests without prior approval (additional fees assessed for all unapproved guests)
• No parties
• No smoking of any kind indoors (minimum $200 fee for smoke remediation)
• If you want to smoke, please do so outdoors and away from windows and doors.
• Guests minimum age is 25.
• For items accidentally left we are happy to send
them back for $35, plus the cost of shipping.
• From time-to-time certain amenities may be closed
or unavailable during your stay. We cannot
guarantee the availability of each amenity.

Pool, Spa and Backyard Rules
• No lifeguard on duty – use at your own risk.
• Children under 14 must be supervised by an adult at all times.
• No diving, jumping, running, or horseplay.
• No swimming under the influence of alcohol or drugs
• No glass containers in the pool/spa area.
• Closed between 10 PM – 6 AM
• Respect pool gates, alarms, and safety devices
• Backyard, pool, and spa use is for registered guests only
• In case of emergency dial 911
