Summary:

Welcome to our Ashton Cottage! This is a secluded studio for 2 guests located just 10-15 minutes from Downtown Sarasota, Siesta Key Beach, and St. Armands Circle! Tucked back from the road, this home is quiet with a large, fenced-in private backyard and plenty of space to relax. We have an outdoor deck in front and back, antique Adirondack chairs, a propane BBQ grill, and a fire pit for kicking back as the sun sets!

📌 NOTE: A digital rental agreement MUST be signed prior to arrival, and you will need to provide a copy of a legal ID with a verification selfie. This cannot be done in person. The booking guest must be at least 25 years of age to check-in.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

Just relax and enjoy your trip, knowing small mishaps are taken care of. (Note: this is not insurance and does not replace travel or liability insurance. This self-funded protection covers up to $500 in accidental damage to contents only, such as linens, towels, and glassware.)



🔥 Grill Information: A propane grill is available for guest use in the outdoor area. Propane levels are not guaranteed. If the tank is empty or requires a refill during your stay, guests are responsible for obtaining a refill or exchange. We are happy to reimburse the cost of one propane refill or exchange with a copy of the receipt.



🐜 Pest Note: We treat the property regularly, but due to Florida’s climate, occasional pests may still appear. No refunds will be issued for pest sightings, though we’re always happy to address any concerns.



⚠️ Please be aware that certain situations beyond our control may occur, including construction or noise outside the unit, temporary closure of amenities, utility or city repairs, or issues on neighboring properties. As these are outside our control, we are unable to provide refunds for any related inconveniences.



🗑️ Additional Supplies: May be available upon request but are not guaranteed. If you run out, nearby stores are easily accessible. Towels are provided for approximately the first 2–3 days of your stay—please use the in-unit washer and dryer (if available) to refresh them. If your unit does not include laundry, on-site facilities may be available (fees may apply). For stays of 5 nights or longer, you may request replacement towels, subject to availability.



Please note that not all listings include laundry, so we recommend checking the amenities or reaching out to our team in advance.



📦 Items Left Behind: If personal items are left behind and you request their return, a $25 service fee plus packaging and shipping costs will apply. We are not responsible for any loss or damage to items after departure.
