First the location is right in the middle of Beppus 7 Hells. You walk out and around corner they are!
Second the hotel has breathtaking views of Beppu and the sea.
Third the ryokan do not look much from the street but boy when you walk in you are surrounded by absolutely beautiful japanese garden, pond and architecture.
Fourth, all the 4 rooms we had had own beautiful onsen bath...

This was the only hotel that did that and highlighted the start of a great stay with great service. They took us all the way to the front desk and provided us great service to the room. ”Excellent ryokan to stay and enjoy private onsen bath. The ryokan is super clean, neat and tidy. Dinner and breakfast meals were excellent and delicious. Staffs are super friendly. Onsen bath facilities are excellent, clean and very quiet. We had a great overnight stay here and will be back for sure in our next trip to Beppu. Highly recommended.”
