Security:
● There is one floodlight/security camera located at the front porch that automatically records audio and video of the exterior of the property 24/7.

Guest Access:
● Entry is level from the front drive to the porch to the doorway.
● Electronic front door lock. Check-in details will be sent the afternoon before arrival.

Self Check-In + Check-Out:
● Check-In: No sooner than 4 PM EST. You may arrive at any time after and utilize self-check-in. Please inform us if you plan to arrive later than 10PM. After 10 PM, the host may be unavailable.
● Check-Out: No later than 10 AM EST unless prior (written) arrangements have been agreed to by host.

Arrival:
● Plan to arrive during daylight hours, if possible, to make navigating and finding the cabin easier. You will access the cabin via a smart lock (4-digit code). Code/directions will be sent the afternoon prior to check-in. Communication with Host:
● All communication with the host will be via the reservation messaging platform ONLY. The host is available between 9 AM - 9 PM CST.

Easy Access to Neighborhood and Property:
● The cabin is easily accessible via a paved neighborhood road that winds upwards—no steep or scary mountain roads or switchbacks. We still recommend all-wheel drive in case of inclement weather (we do not offer weather-related refunds) for a more comfortable driving experience during your Smoky Mountain vacation.
● Parking is on a flat surface, with room for up to 6 cars, depending on vehicle size: 2 cars across the front drive of the cabin and 2 more cars parked on either side (the driveway to the right of the cabin is shared with Freebird cabin—please use only half of this space).

Cabin Access:
● Electronic front door lock. Check-in details will be sent the day before arrival.

Rental Agreement:
● The guest must sign the rental agreement, provide ID, and provide a credit card for the security deposit hold within 24 hours of booking, or the booking may be canceled. Access code to the home will not be granted until these items have been provided.

Property Usage:
● Use all furniture, appliances, and home goods as intended.
● No parties or large events.
● No smoking/vaping indoors.
● No illegal uses allowed.
● No drugs allowed.
● No fireworks allowed.
● No firearms allowed on the premises.
● Neighborhood quiet hours: 10 PM - 8 AM. Maximum Capacity:
● Up to 16 people (including children/infants) may use the cabin at any given time.
● Two additional guests may sleep on a sleeper sofa (room to sleep 18 total) for an additional charge of $100 per guest per reservation. Guest numbers include visitors to the cabin.
● No open flames, including candles

Pets:
● Up to 2 adult, housebroken dogs under 40 lbs allowed at this property, only with prior owner approval at the time of booking. A $200/dog will be billed to the credit card. Dogs must be crated when owners are not on the premises. No dogs on beds/furniture, and they are only allowed on the main floor of the property.

Minimum Age:
● Must be 25+ years to book this cabin. The booking guest must remain present throughout the rental period. Minimum of 1 person aged 25 or older per 6 persons in each group.

Hot Tub Usage:
● Do not use the hot tub if you have recently consumed alcohol, are pregnant, or have pre-existing health conditions. There are health implications to using this facility. Use at your own risk. ● The hot tub cover is to be replaced after use.
● Children must be supervised at all times when on the main hot tub deck.
● No glass in or around the hot tub. Absolutely NO oils, bubbles, or bath products may be added to the water. Trash:
● Do not leave food/trash on the outdoor porch and decks because bears and other critters may get into it, causing damage or harm to your party. Dispose of all trash in the bear-proof receptacle located in front of the house next to the porch steps.

Personal Supplies:
● While we strive to offer a few basic amenities to get you started, these are not meant to last the duration of your stay. Please expect that you may need additional toilet paper, paper towels, dish soap, coffee, etc Please bring your own personal toiletries, condiments, oil + spices, Ziploc bags, plastic wrap, aluminum foil, and bottled water.

Bugs, Bears, Critters, and Wildlife:
● Please be aware that we perform regular pest control, but given the location of the cabin, you may see or encounter wildlife while in the home or neighborhood, including but not limited to: birds, bees, wasps, bats, mosquitoes, spiders, snakes, fireflies, butterflies, beetles, ladybugs, ants, skunks, raccoons, black bears, etc Wildlife encounters may happen, and they are at your own risk. We are not liable to compensate you for these encounters during your stay. Bears are DANGEROUS. Please be responsible and deter unwanted wildlife by not leaving food, compost, or birdseed outside that may attract wildlife, insects, and other pests. Bug spray is recommended in warmer months. Please put garbage outside ONLY in the bear-proof enclosure on the front porch, and ensure it is closed. Lock car doors.

Bugs Inside Home:
● In certain seasons, the climate may cause an influx of bugs. Please make sure all doors and windows are closed when not in use. We perform regular pest maintenance, including bed bug preventative measures, but there is no perfect solution to keeping a mountain home completely bug-free.During fall/winter "ladybug" season, Asian beetles and stinkbugs are especially persistent in trying to sneak in. This does NOT mean the cabin has not been cleaned- it has! We provide a dustbuster so you can easily dispose of them.

Utility Disruptions:
● Electricity, internet, and/or cable services may be interrupted during storms or other issues beyond our control. These disruptions are rare, and services usually resume after a couple of hours. We cannot offer refunds for outages.

Weather Conditions:
● Although it is rare for ice and snow to impact the roads, please plan accordingly by obtaining necessities and having all-wheel drive transportation. No refunds will be given for inclement weather conditions. We strongly encourage our guests to purchase rental insurance.

Security Deposit + Fees:
● A refundable $750 security deposit is collected as a credit card hold to cover extra cleaning fees, repairs, or damages caused by you and your guests during your stay.
● A cleaning fee of $325 per stay is also charged at booking.
