Welcome to Utopia, an enchanting A-frame cabin nestled in the heart of Sidney, NY! This glamp site offers the ultimate nature retreat, surrounded by lush trails perfect for adventuring, and a full-size bed for comfort.

Discover the enchanting Utopia, a charming glamping A-Frame cabin nestled in the serene wilderness of Sidney, New York. This cozy retreat is perfect for couples seeking a romantic getaway or solo adventurers looking to reconnect with nature. With its unique ambiance and tranquil surroundings, Utopia offers a peaceful escape from the hustle and bustle of everyday life.This delightful cabin features one inviting bedroom and a convenient half bathroom, accommodating up to two guests. The cozy interior is designed to provide comfort and relaxation, making it the ideal spot to unwind after a day of exploring the great outdoors.
We know, contracts aren't the most exciting part of your getaway, but to keep our home safe, we'll need you to sign a quick rental agreement upon booking (this will be sent to you, after you book) — then it's all fun from there! You can see what the contract looks like in the House Rules section. Please note, check-in details will not be sent until that contract has been signed.

THE SLEEPING ARRANGEMENTS | 1 Bedroom
- 1 Double Bed

- Guests will have access to their site, an “outhouse” toilet, as well as the surrounding trails to explore.
- Bath house facilities are available by request, $20 for use/duration of your stay.
Step outside to enjoy the outdoor seating area, where you can savor meals al fresco or simply soak in the natural beauty that surrounds you. Enjoy the warmth of the fire pit in the garden or backyard, perfect for stargazing and sharing stories under the night sky.

- All of our toiletries are eco-friendly, clean products that come with reusable dispenser bags to eliminate waste.

Please Note:
1. Quiet hours for the property are between 10:00 PM and 8:00 AM. Please keep the noise levels down over this time. No prom events/parties, even if an adult is willing to sign for the minor. Thank you for your understanding.
2. PET FRIENDLY: We love your furry friends! A fee of $150 per dog must be paid BEFORE the guest arrival date. There is a max of 2 dogs on the property and a max weight of 50 lbs. per dog. Sorry, but no cats or exotic animals are allowed in the home. If evidence of an unapproved (or unpaid for) pet is located on the property, there will be a $400 non-refundable fine. Please clean up after your pet in the yard (bring your own doggy waste bags) and in the home. Additionally, any pet brought to the property must not be left unattended in the home. If they are left at the property alone, they will need to be kept in a pet crate.
3. Please refrain from smoking inside the home! If any signs of smoking are documented, the renter agrees to pay $200.00 / per day.
4. If there is snow here in the Winter, we try to maintain the road with a plow, but you will need a 4 wheel drive in the Winter if there is snow.
5. We offer 24/7 complimentary communication to ensure that your stay exceeds your expectations! Please feel free to reach out to us day or night, and we will provide you with a swift response.
6. There are NO LONG CHECK-OUT INSTRUCTIONS! We want for you to be able to fully enjoy every minute of your stay!
