Sandy Toes Retreat in Smiths Beach
About the home
“Sandy Toes Retreat” is a delightful double-storey family home in Smiths Beach just a short walk from the beach and Smiths Beach General Store, and a comfortable drive from the supermarkets, restaurants & cafés of Cowes and San Remo (please note: Trampoline no longer at home) . Some of the many features of this lovely home are detailed below:
Indoor Areas
Downstairs, a central hallway leads past Bedroom 5 and Bedroom 4 (each with BIR) and internal access to the Garage, through to the large rear Living Room (with 40" TV & Apple TV Box), which in turn provides access to Bedroom 3 (with BIR). A small side hall leads to a fully equipped Laundry (with washing machine & clothes dryer), a Bathroom (with shower & bath) plus a separate Toilet.
Upstairs is the huge open plan Kitchen/Dining/Living Room (with 56" smart TV, DVD player & approx 50 DVDs) that flows out on to the rear Deck. A central hallway leads past a separate Toilet to Bedroom 1, which features a 24" TV with Freeview Box, BIR and ensuite (with shower over bath & toilet) and Bedroom 2 (with a free-standing wardrobe).
Outdoor Areas
The upstairs rear partially covered Deck (with gas BBQ & seating for 12) overlooks the fully enclosed rear yard - perfect for children and pets alike, featuring an 8-seater electric-heated spa, a firepit and hot/cold water outdoor shower. There is direct access into the Laundry from the yard via a small landing. The Double Garage (with a charcoal BBQ with electric rotation for spit roasts) has internal access to the home and rear yard, has room for 1 car with space for another 3 cars in the driveway.
Please note: Trampoline has been removed and no longer for guest use - November 21st 2025
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, L'Or pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.
Heating/Cooling Systems
There are two wall mounted reverse cycle air conditioners; one in the upstairs Kitchen/Dining/Living room, and the other in the downstairs Living Room, ceiling fans in Bedrooms 1, 2 and 3, plus four additional stand-alone heaters and three fans which can be used where required. There is a firepit in the rear yard (some wood provided to get you started).
Bedding Configuration
This home has 11 beds, accommodating up to 15 guests:
Bedroom 1 (Upstairs): One Queen bed
Bedroom 2 (Upstairs): One Queen bed
Bedroom 3 (Downstairs): One Queen bed
Bedroom 4 (Downstairs): One Tri-bunk, one Single bed and one Single Trundle bed
Bedroom 5 (Downstairs): One set of Single bunks, one Single bed and one Single Trundle bed
Please note: The Tri-bunk has a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
