Fern and Forest is a boutique woodland retreat in Caret, Virginia, just minutes from the charming waterfront town of Tappahannock. Nestled along the iconic Coastal Highway, this restored 1960s motel has been reimagined as a luxurious three-suite hideaway. Inspired by the surrounding coastal woodlands and Tidewater heritage, the Foxtail Suite features three bedrooms with ensuite baths, a full kitchen, and inviting gathering spaces both indoors and out.

Located along Tidewater Trail in Caret, Virginia, this newly restored mid-century property offers comfort and privacy in a peaceful woodland setting. Each suite has its own private entrance, and guests enjoy free on-site parking just steps from their door. The property is conveniently located only minutes from the waterfront town of Tappahannock and the Rappahannock River.

Directions: From Tappahannock, take Route 17 North (Coastal Highway) for about 6 miles. Make a U-turn into the mid-road median onto Tidewater Trail (Route 607), and the property will be on the right at 16338 Tidewater Trail. Look for the signage marking Fern and Forest.

You'll have the entire suite to yourself. Please note that there are two other units connected to this property. The home has keyless entry and doorbell video surveillance with audio and video recording for security.

Shared Laundry Room:
There is a shared laundry room attached to this unit that the cleaners can also access. There is a unique passcode to get into the laundry room for guests and cleaners, which is different and therefore will keep your unit non-accessible without the prior passcode. The laundry room is also accessible from the rear of the building. Signs will direct you to the laundry room.

The spacious Three-Bedroom Suite is perfect for families, couples, or groups seeking comfort and privacy. Each bedroom includes its own private bathroom with a luxurious rain shower, offering a spa-like experience for every guest. The full kitchen is fully equipped for cooking and dining together, and the cozy living area features a Smart TV for easy entertainment, as well as games, magazines, and books.

Step outside to your private brick patio, where you can relax in the hot tub, cook on the grill, or unwind in the outdoor sitting area beneath the trees. Evenings are best spent gathered around the fire pit or lounging in the hammock, soaking in the quiet beauty of Virginia’s Tidewater countryside.

BEDROOMS
The King bedroom has a 45" smart TV, rain shower head, walk-in shower, iron and ironing board, desk, adjustable swivel chair, memory foam mattress, velvet black-out curtains, and sound machine to ensure a peaceful night of sleep.

The Queen bedroom has a memory foam mattress, a 32” smart TV, extra blankets, blackout curtains, a sound machine, and an air purifier.

The Bunk Bed bedroom has a dresser that also serves as a changing table, children's toys (ages 2-7), a 32” TV, sound machine, pack n' play (located in the closet), and blackout curtains.

Towels, washcloths, hand towels, bed linens, comforters, shampoo, conditioner, body wash, and additional blankets are provided for every guest.

KITCHEN
The kitchen is well-stocked with any cooking supplies you could need, including children's dishes, a blender, a mixer, an espresso maker, a coffee maker, and baking/serving dishes. Complete with a dishwasher, cleaning up after a snack or meal is quick and easy. The kitchen pantry is stocked with staples: salt, pepper, sugar, oil, coffee, and creamers.

The dining area features a large table for 8.

LIVING ROOM
The living area has one large couch and one comfy armchair. Enjoy movies, shows, and music on a 55" smart TV, as well as books, magazines, and games.

OUTSIDE
Step outside the dining area to relax on the patio and enjoy the comfort of nature and the fire pit. A relaxing Hot Tub, as well as a Propane grill and grilling utensils, are provided.

✹ QUIET HOURS AND GENERAL RULES - Primary guest making the reservation must be 21 years or older and must be staying on the premises during the reservation. Quiet hours are 10 PM to 8 AM. No parties, fireworks, or weapons are allowed on the premises at any time. Smoking and vaping of any kind are prohibited inside the premises. Illegal substances and activities are prohibited.

✹ RENTAL AGREEMENT - Upon booking, guests will be required to sign a property rental agreement with the house rules. No door codes or property address will be given without this.

✹ PET POLICY - To maintain a clean and comfortable environment for all guests, animals are not permitted at the property. The only exception is for trained service animals, which must be disclosed and approved prior to arrival. Guests traveling with a service animal are responsible for ensuring the animal is well-behaved, does not create excessive noise or disturbances, and is not left unattended in the home at any time. Failure to disclose a service animal in advance may result in additional fees or cancellation of the reservation.

✹ PARKING - Our driveway accommodates three vehicles parked in front of your unit. Additional parking is provided in the grass area in front of the property.

✹ TRAVEL INSURANCE - Unexpected circumstances happen, so we highly recommend purchasing travel insurance. We cannot be held accountable for events out of our control.

✹ VIDEO SURVEILLANCE - There are 4 exterior cameras (1 camera at the front of the building overlooking the parking lot, 1 doorbell camera at the front door, 1 camera at the back patio, 1 camera at the end of the building) monitoring and recording the driveway and side of the house for security. They are on 24/7, recording video and audio. Videos may be stored for 1-365 days for security or house rules breach review. There is no surveillance inside.
