”This is a beautiful B&B in a quiet residential area. The large garden is a perfect place to relax and defuse after a busy day. There is also a big public park a short distance away that has football nets, basketball, tennis, etc. The Holly Tree is walking distance from the bus station where there is a bus going downtown every 5 minutes. ”The room was very clean and comfortable, and the owners friendly and accommodating. The property was strategically located for our activities, including Sandringham, Houghton Hall and Gardens, and the Hunstanton through to Wells Next to the Sea area. It was convenient to our ancestral homes in Swaffham and Deopham. Went to the Samphire just over 1/2 mile down the road for a nice dinner. Picked up a few items at the shop across the street. Met some friendly couples at breakfast.”

"So bad soundproofing that we were able to hear our neighbours talking and coughing. Also some dog was barking outside in the morning. Breakfast was average. Location was OK but due to roadwork it took long to get there from the city. The water pressure in the shower was so weak that I couldn't wash my tick hair. Not worth the money. "
