Guest access
Guests have access to the entire property. Only exception is the locked storage room in the basement.

Welcome! We're so glad you're here.

Before you settle in, we just need to run through a few house rules. We promise—we’re not trying to be party poopers.
>Most of these are required by our INSURANCE COMPANY (we love them, but OMG—so many rules) and help us stay compliant with Local Regulations.

They’re simple, reasonable, and mostly here to protect the cabin, the neighborhood, and your vacation vibe.

General Rules

No parties or events. Quiet, respectful gatherings with your booked guests are totally fine.

No smoking or vaping inside the cabin. You’re welcome to step outside—just please dispose of cigarette butts properly.

Only registered guests are allowed on the property.

Please keep noise to a minimum after 9:00 PM. Town of Thornton quiet hours are 9:00 PM–7:00 AM. Let's stay on good terms with the neighbors (and the wildlife).

Dogs Welcome (With a Few Rules)

We’re happy to host your dogs at Lazy Bear Cabin! Here's what to keep in mind:

Up to 2 dogs per reservation are allowed and must be included in your booking.

Sorry, no other pets are permitted.

Please keep dogs off all beds, linens, throw blankets, and bean bag chairs.

Dogs may not be left alone in the cabin unless crated. Please do not lock pets alone in a room.

Always pick up after your dog outside—help us keep the yard guest-ready.

Bunk Bed Safety & Waiver

We love that our cabin is family-friendly—but safety first. If you're using the bunk beds:

> By using the bunk beds, you acknowledge that you do so at your own risk. The top bunk is not recommended for children under 6, or for anyone who might attempt midnight acrobatics.

Gym Use & Waiver

Our private gym is a unique amenity—but like any gym:

> Use at your own risk. We are not liable for injuries, sore muscles, or discovering how many dumbbell curls you can’t do.

Use a spotter when needed, and always be mindful of your safety.

Please do not drop the adjustable dumbbells—they are expensive and delicate.

Children under 16 should not use gym equipment and must be supervised at all times.

Fire Safety

There are 4 fire extinguishers at the cabin: one in the kitchen and one at each exit.

Use the grill and fire pit only when weather and fire bans allow.

Never leave fires unattended.

Other Helpful Notes

Winter Guests: The White Mountains get a lot of snow. Our plow driver does a great job, but AWD or 4WD is strongly recommended in winter.

Please report any damage or maintenance needs so we can keep the cabin in great shape for everyone.

Violation of House Rules

We kindly ask all guests to respect the house rules to help ensure a safe, comfortable, and enjoyable stay for everyone. Please note:

Smoking inside the cabin, or evidence of indoor smoking, will result in an additional cleaning fee.

Excessive mess or damage beyond normal wear and tear may result in extra cleaning or repair charges.

Guests who host unauthorized parties or exceed the guest limit will be asked to vacate the property immediately without a refund.

A $50 per night, per pet fee will be added for any unregistered dogs.

Exceeding the 2-dog maximum will result in immediate termination of your stay without refund.
