Welcome to Chattanooga Family Villa! This beautiful home is located less than 15 miles from both Chattanooga and Cloudland Canyon State Park. The property is located on a ridge in the valley, between Lookout Mountain and Sand Mountain. Come experience all the "Scenic City" has to offer as well as the largest state park in Georgia - consisting of waterfalls, caves, creeks and 60 miles of hiking trails. This is the ultimate getaway retreat to sit back, relax, and enjoy time with your family / friends away from the hustle and bustle of life!

The layout of the house was fantastic for our group of 10 girls- there was plenty of room to spread out, but also several cozy gathering spaces where we could come together. We laughed, played games and and made our own pizzas in the kitchen which was well stocked with cooking items we needed!. The long dining table easily seated all of us, which made our meal together extra special. The outdoor hot tub was definitely a highlight- The bedrooms were all comfortable, and the whole house was thoughtfully stocked with everything we needed, from hot tub towels to coffee. This house was perfect, it had everything we were looking for - a hot tub, fire pit, grill, entertainment, plenty of rooms and spaces to hang out, etc, and it's only 20 minutes from Chattanooga. I appreciated the fully stocked kitchen, laundry room, and bathrooms with all the tools and supplies we needed. Donna was lovely, she greeted us upon check in, gave us a tour, recommended local restaurants, and was available via text if we had any questions. The beds and couches were very comfortable. As you come up the private drive, you’ll be pleased to view a secluded ten acres which has room for everyone to find some space of their own! * Starlite Master Suite - King bed, 65" TV, pack 'n play, seating area, fireplace and ensuite bath with separate makeup table

* Treehouse Master Suite - King bed, 65" TV, seating area, makeup table and direct access to bathroom - pack 'n play available upon request

* Bear Cub Bunks - 2 Full bunk beds, 2 Twin bunk beds, 65" TV, makeup table and direct access to bathroom

* Riverbend & Trailbend Bedrooms - Each with Queen bed and 65" TV, with shared bath in hallway

* Large open living area - seating for 20, oversized sectional couch, with twin sleeping area for 5, fireplace and 82" TV

* Dining area - with seating for 12

* Kitchen - fully stocked for large groups with additional seating for 6

* Large laundry area with washer & dryer; detergent and dryer sheets provided

* All bathrooms are fully stocked with ample amenities including bath lines, hair dryer, shampoo, conditioner and body wash

* Hot tub towels





SAFETY:

* Cameras are located around the exterior of the property and are intended to enhance the safety and security of our guests, and property when vacant. They are not intended for any other use as we respect the privacy of our guests. We will only access footage from the camera in the event of a safety or security concern, or as required by law.

* As property is located on a ridge, lights have been placed around the perimeter of the primary access area.



PETS:

This is a dog-friendly property with a nightly pet fee of $35. We welcome 2 dogs - with additional consideration upon request, and additional fee. All dogs must be in a crate when guests are not at the home. All dogs must be on a leash when outdoors to comply with local laws. To keep the property/neighborhood clean and tidy, please pick up after your dog(s) with provided waste bags. $500 fee will apply for pets not disclosed during initial booking of property.





ADDITIONAL PROPERTY INFORMATION:

- Driveway up the hill is best handled by SUVs or trucks but is also accessible via standard cars.

- Given the proximity to the woods, there is wildlife in the area

- Firewood is provided with ample kindling throughout the property



HOUSE RULES:

- Primary Renter must be 25 or older

- Smoking / vaping strictly prohibited inside house - $500 fine will apply

- Follow all posted signs around hot tub area

- No parties, excessive noise, or events are allowed

- Do not exceed the maximum occupancy of 23 at anytime, without prior approval

- Quiet hours are 9:00 pm until 8:00 am

Great stay!!

Great place for multiple families to stay for our week long stay for softball! Four families and there was plenty of space! Will definitely book again when we are in the area for another tournament!
